Pinang Emas Flat is a mixed development where there are low-cost apartment residences as well as shop units located in Batu Ferringhi, Penang. There are 2 high-rise blocks, each towering at 20 storeys tall, both completed in 2005. The ground floor of each unit houses shop lots. Standard apartment units at Pinang Emas Flat are about 600 sf in built-up size, with a common 2 bedrooms and 1 bathroom layout. The homes could fit a small family of 3 and would be cramped for anything more than that. Being built for the purpose of providing basic and affordable housing to those within the lower income group, Pinang Emas Flat does not offer any facilities other than parking bays within the compounds of the property. Amenities are however within reach, thanks to businesses like sundry shops, eateries, laundromats and others which operate in the ground-floor shop lots. However, many remain vacant, with more amenities requiring a short 3 minutes’ drive to Jalan Batu Ferringhi, where more shops can be found along the main road. There are also some food stalls along the road just outside the property. The nearest hypermarket would be the Tesco Seri Tanjung Pinang, under 20 minutes away while the only schools around the vicinities of Pinang Emas Flat are the Uplands International School and the Penang International School. Other schools will require a winding drive to the Tanjung Tokong area. Given its location in hilly terrain and quite a distance from the main road, it is inconvenient for those who do not have their own transportation. Units at Pinang Emas Flat are sold for about RM100,000 and rental is about a monthly RM600, which is still considered affordable. However, its location is less than ideal, except for those working in the hotels and resorts or other businesses in Batu Ferringhi. Accessibility wise, the main road which connects Pinang Emas Flat to other towns on the island is Jalan Batu Ferringhi. Tanjung Tokong is about 20 minutes away while Georgetown could be an additional 10 minutes’ drive from Tanjung Tokong. Traffic also gets congested along Jalan Batu Ferringhi during weekends when tourists and locals flock to the popular beach town while Jalan Tanjung Tokong which leads to the city, is gridlocked during peak hours on weekdays.
