USJ 20 is a gated and guarded residential precinct located in the affluent township of UEP Subang Jaya. It is nestled at the southern tip of the USJ vicinity. This enclave is situated near the intersection between Persiaran Kewajipan and Damansara - Puchong Highway (LDP). Among its neighboring residences are USJ 19 and USJ 22.
USJ 20 comprises both terrace houses and two rows of commercial shop lots. The residential units in USJ 20 is made of two-storey terrace houses with land area of 24 ft x 75 ft. The built-up of these houses may vary as some has done extensive renovations to their homes to extend their car porches, living room, kitchen or even adding in an additional room. Therefore, the size starts from 1,650 sf and up to 3,000 sf for some corner units. Most of the houses are equipped with built-in kitchen cabinet, plaster ceilings and automated gate.
Being a matured neighborhood, there are complete amenities and facilities here for the entire family living in USJ 20. USJ 20 is strategically located near Lebuhraya Damansara - Puchong (LDP) and North - South Highway (PLUS). It is also fronting Persiaran Kewajipan that will consequently lead to Shah Alam Highway (KESAS) and Federal Highway. In terms of public transportation convenience, the neighborhood is situated within walking distance to USJ 21 LRT station which is set to operate in 2016.
USJ 20 is among the last precincts developed by Sime UEP back in 2000s. Hence, most houses here are newer compared to the ones in USJ 2, USJ 3 and USJ 4. It is located at the southern end of the USJ vicinity, nearing Putra Heights. If you are commuting from Petaling Jaya via Federal Highway, you will have to drive approximately another 3 km to reach USJ 20 from the Persiaran Kewajipan exit. Along the stretch, the traffic congestion is very bad during rush hours.
The USJ 20 neighbourhood is gated and guarded by 24-hour security, with regular patrols by the security guards commissioned by the residents. As of the 1st quarter of 2014, a corner lot is asking for an average of RM1.5 million. For the price, it is believed that the place is more suitable for own living rather than renting it out. Also, the pricing is very reasonable considering its location and the abundance of amenities in USJ.
