Bayan Lepas Free Trade Zone located on the southern part of Penang island, begun development in the early 1970s, with several phases carried out throughout the years. Now, it has become a high-tech industrial zone where many international and multinational corporations have set up their operations.
There are 4 phases in total, with Phase 1 of the Bayan Lepas Free Trade Zone located between the Penang International Airport Runway and Jalan Sultan Azlan Shah, its end marked by Sungai Kluang. Phase 2 is also located along Jalan Sultan Azlan Shah, and is bordered by Bukit Gedung and the Snake Temple.
Phases 3 and 4 are newer, and located closer to the coast. A partial of Phase 3 was even built on reclaimed land and now sits along the Tun Dr. Lim Chong Eu Expressway, with Sungai Kluang and the town of Bayan Baru on its peripheries. Phase 4 covers the widest expanse of land, being the most recently developed of the four, sometime before the 21st century. These 2 phases see a concentration of companies in the advanced technology to light industry. But nearing the town of Batu Maung, close to the Penang Airport Cargo Complex, where there are higher numbers of freight forwarding companies.
Properties in the Bayan Lepas Free Trade Zone are mostly factories, with many being of substantial sizes built on freehold lands. Factories in the area available on the market have minimum built-up sizes of about 4,300 sf with asking prices beginning from RM3,680,000. Rental rates on the other hand, are about RM48,000 per month.
Amenities in the vicinities of the Bayan Lepas Free Trade Zone are aplenty, with many commercial hubs developed to cater to the large number of people working in the factories and corporations there. Hence, eateries, restaurants, banks, convenience stores and more are easily available in established hubs like Krystal Point and Bayan Point.
The main access routes to and from the Bayan Lepas Free Trade Zone is the Tun Dr. Lim Chong Eu Expressway and Jalan Sultan Azlan Shah. These roads border the different phases of the industrial zone, enabling access to other towns nearby like Bayan Baru, Batu Maung, and even Georgetown, about 20 minutes away. The first and second Penang bridges are also linked to the Bayan Lepas Free Trade Zone via the two, but the second bridge is slightly shorter distance away. Being the most frequently travelled route to and from the zone, it is without doubt that traffic will be congested during peak hours in the morning and evening as well as lunchtime.
