EM.Hub by SCland Development Sdn Bhd is a six-storey ramp-up commerce hub in Kota Damansara, positioned as the first of its kind in Malaysia with vehicle ramps integrated internally within the structure of its primary office blocks. Sited 9.4 acres of industrial land at the junction of Jalan Teknologi and Persiaran Surian opposite Emporis Kota Damansara, the first phase of the project – Hub 1 – consists of a single six-storey factory block with 236 duplex office, showroom and warehouse units with built-ups from 1,146 sq ft to 4,014 sq ft. Maintenance fees are RM0.25 psf along with a 10% sinking fund. There is a wide range of unit types on offer, from Type A (2,195 sq ft) to Type F3 (1,556 sq ft). Each unit features 6m floor-to-floor heights for high-volume storage capacities, along with mezzanine spaces for versatile working arrangements. Given its focus on logistics and warehousing, potential tenants and operators can benefit from dedicated loading bays in front of each unit, for ease of loading and unloading operations for transport vehicles. In addition, the ground floor includes dedicated space for courier services such as GDEX, catering for day-to-day delivery needs. In terms of infrastructure, EM.Hub features high-speed fibre optic broadband leveraging on current e-commerce and digital trends, along with 24/7 20-amp power sourced from the development’s generator set to minimise downtime in the event of larger supply disruptions. Other amenities dedicated rooftop facilities such as a rooftop garden, games room, basketball half court, as well as a spacious gym fronting Persiaran Surian. A lounge, and function and meeting rooms cater for business needs, while a 7,000 sq ft multipurpose hall can be booked to accommodate up to 300 pax for events such as product launches. Further terrace and F&B facilities on the ground floor are provided for recreational purposes, though the latter primary cater for light dining. This is because EM.Hub’s proximity to Emporis Kota Damansara (300m) allows it to leverage on the latter’s established retail, leisure and dining establishments. The development’s focus on logistics makes it naturally reliant on surrounding connectivity factors. Here, EM.Hub offers accessibility to major routes such as Jalan Sungai Buloh, the North-South Expressway, Penchala Link, New Klang Valley Expressway (NKVE) and Sprint Highway, along with the proposed Damansara-Shah Alam Elevated Expressway (DASH). In addition, the Sungai Buloh-Kajang line of Klang Valley’s growing integrated rail transport network runs right next to the project, with the Kota Damansara MRT station and provisional Teknologi MRT station situated nearby. Launched on 22 October 2018, EM.Hub currently enjoys uptake in excess of 70%, and is projected for completion in Q1 2021.
