The Duo is a serviced apartment located in the investment hotspot of UEP Subang Jaya. It is an aptly named development, as every unit in The Duo is a dual key unit. These homes are ideal for property investors who are looking for long term rental yield, and is unique for being one of the only developments in Subang which the entire development consists of dual key units.
Located above Empire Remix in USJ 1, residents of The Duo will enjoy a lifestyle of convenience and luxury with a shopping mall literally a lift ride down their homes. They will be able to do their shopping literally below their homes, and perhaps even catch a movie. Every unit at The Duo will be partially furnished, where the homes will come with a full set of built-in kitchen cabinets and hood and hob.
The density of units at The Duo are very low, with a total of a mere 242 units in Tower B, and 173 units in Tower A. The units are also spaciously built with a minimum built-up of 844 sf. Every unit will come with two bedrooms and two bathrooms, which the homes in Tower B were sold at a minimum price of RM670,000. However, units at The Duo do not come with any parking lots.
This means that residents will need to rent their desired number of parking lots on a monthly basis, and as of 2015 the price stated by the salesmen were RM70 per lot. It should also be noted that the monthly parking rate that costs RM70 per month is supposed to remain the same for 7 years, and the rates after that is subjected to the decision of the serviced apartment’s Joint Management Body (JMB).
One of the major selling points of The Duo is its accessibility to an excellent network of highways. Within minutes of the development there is the Shah Alam Expressway (KESAS), New Pantai Expressway (NPE), Federal Highway and Damansara-Puchong Highway (LDP). By utilizing these highways, Petaling Jaya is only 20 minutes away and Puchong at approximately 15 minutes.
As The Duo comes from a well renowned developer which the development is located in such a prime area, Tower A was sold out without even a show unit, and Tower B followed suit as investors expect their investment to earn them big bucks in the coming years.
