Rentak Perdana @ Alam Perdana represents Phase 3 of LBS Bina Group Bhd’s LBS Alam Perdana township in Bandar Puncak Alam, Kuala Selangor. Leveraging on affordable land in Klang Valley’s northwest growth corridor, the project represents a practical avenue for working professionals and families in Kuala Lumpur to own landed homes within commuting distance of the city centre. Comprising 326 double-storey terrace units on 57 leasehold acres within the larger development, Rentak Perdana features built-ups of 1,420 sq ft with lot sizes of 20’ x 60’. Prices for the project range from RM534,900 to RM727,900, with averages starting from RM376 psf. The single layout available features four bedrooms and three bathrooms. While the developer is offering bare units, it’s worth noting that Rentak Perdana itself incorporates no fewer than 43 recreational facilities for residents and owners, broadly grouped into two distinct zones. The central zone includes family-oriented amenities such as a tree garden, children’s play park, yoga lawn, reflexology path and barbecue area, while a secondary zone fringing the project encompasses more sports-oriented facilities such as futsal court, tai chi plaza, and sepak takraw court. The first batch of 236 units within Rentak Perdana launched by LBS Bina Group has been fully sold, with the current launch focusing on 90 units, which have seen uptake in excess of 50% as of 6 March 2019. The developer has reserved room within the project for upcoming launches, which will primarily comprise double-storey terrace homes, for a planned total of 856 such units, with semi-detached homes as a possibility for the future. Greenery is woven into every aspect of the project as well, with fitness pit stop gardens and linear landscapes lining access roads and beautifying spaces between its terrace homes. In addition, a planned linear lake will run along one side of the entire project, complementing its natural scenery with soothing water features. Aside from its internal amenities, Rentak Perdana also leverages on the pull factors of the larger 470-acre LBS Alam Perdana development, including plans for a lake park, clinic and school, as well as Bandar Puncak Alam as a whole. While maturing as a township, the latter already offers conveniences such as Tesco and Econsave, while schools such as SMK Saujana Utama, SK Seri Pristana and SK Saujana Utama cater for the basic educational needs of families in the area. Meanwhile, UiTM’s Puncak Alam campus offers an option for tertiary studies. However, the primary appeal of Rentak Perdana’s location for purchasers would be the rugged scenery surrounding the township, including the so-called Dragon’s Back, a 5.4km route to the southeast comprising parts of Jalan Bukit Cerakah. Lined with trees, the spot is popular among cyclists due to the undulating inclines along its length. In addition, industry analysts such as CBRE|WTW also note that it is only in emerging growth areas such as Bandar Puncak Alam that developers will find land available in quantities and prices conducive towards the development of affordable landed homes. This means that such hotspots will become the new “suburbs” of the city as development marches on, with areas along the planned West Coast Expressway’s alignment as points of particular interest.
