Neighbourhood Review


Juru is a locality in the Central Seberang Perai district of mainland Penang. Manufacturing is the main industry in the area, with industrial parks, light industrial parks and industrial estates situated in Bukit Minyak, Bukit Tengah, around the Juru town, and Prai.

There are many residential developments in Juru as well, mainly to accommodate the people who work in the numerous factories here. These developments and other villages can be reached via roads branching off the main roads in Juru, such as Jalan Perusahaan, Jalan Juru, Jalan Estate, Jalan Tok Kangar, Jalan Bukit Tengah and Jalan Bukit Minyak.

Houses in Juru benefit from the larger land parcels available, as landed properties have lower price tags compared to properties of similar sizes on the Penang Island. The properties' proximity to the industrial areas is convenient, but it might be a concern for buyers who are concerned about pollution and emissions from the factories.

The North-South Expressway (NSE) cuts through Juru, leading to the connections to the Penang Bridge. Set along the expressway, the Juru R&R is a popular stop for visitors travelling from other parts of Peninsular Malaysia before exiting the Juru tol and crossing over to the Penang Island. Bus stop are mostly available only along the main trunk road of the Juru area, so it would be beneficial for residents living in Juru to have their own means of transport.

One of the main F&B, retail and entertainment hubs in Juru is the Auto City mall. Highly visible from the NSE, it also features many car showrooms, and is the venue for various community events. Schools like SK Juru, SJK (T) Ladang Juru, SK Bukit Minyak, SMK Alma, SK Pendidikan Khas Alma and SJK (C) True Light serve the Juru area, in addition to kindergartens, clinics, convenience stores, pharmacies, petrol stations, banks and AEON Mall Bukit Mertajam.

Slightly further away are the Prai Megamall, Sunway Carnival Mall, St. Mark's School, Penang International Dental College and Central Park Butterworth. The development of the industrial zones has also contributed to the establishment of related educational establishments within Juru, such as the Japan-Malaysia Technical Institute and the Vocational College of Seberang Perai.

The Consumer Price Index (CPI) line shows an increment in prices of essential goods on a yearly basis, while the Percentage Changes line shows the level of changes in price increments over the years. For example, a dip in the CPI line may indicate a low level of price increment as compared to the previous year while a surge in CPI line shows a high level of price increment as compared to the previous year.

The above graph shows 1.742% of price changes in essential goods such as rice, meat and tobacco between the years 2011 and 2012, while increasing in difference to 2.093% in 2013. Prices of essential goods then increasing to 3.169% in the year 2014 while surging by 2.529% in 2015.

While the prices of essential goods have shown a variation in the Percentage Changes, the Consumer Price Index (CPI) on the other hand indicates a reality of ever increasing prices in essential goods with increments between the years 2011 - 2015 at 102.7 in 2011, 105.1 in 2012, 107.3 in 2013, 110.7 in 2014, 113.5 in 2015.
