Shah Alam, Selangor

Neighbourhood Review

Kemuning Utama is a residential self-contained township located within Kemuning in Shah Alam with high rise and landed properties, and is accessible through several highways. Developed by Paramount Property Development a subsidiary of Paramount Corporation, Kemuning Utama is a gated and guarded community where security checks are conducted from time to time.

Built on filled land, land subsidence was a concern of the original buyers who were worried about finding hairline cracks on their homes, but were reluctant to pass up the chance to purchase a home in an obviously upcoming area. Fortunately for them, their fears were proven unfounded and all the buyers were very happy with their purchase.

Kemuning Utama is believed to have over-projected its population of more than 32,000 upon completion of its entire residential components. Situated adjacent to other established townships such as Kota Kemuning, Bukit Rimau, and Alam Impian, there are already current developments taking place such as the Damai Residences, Indah Residences, Prima Impian and Indah Elite, but there is still room for future upcoming developments which at the moment includes more high rise properties.

Adding value to this township is the recreational sector where residents can enjoy outdoor activities with family and friends. There are private parks which are for residents only that host a myriad of activities that are both adult- and child-friendly, from cycling and jogging paths, game courts and exercise stations to children’s playgrounds. Kemuning Utama is indeed an ideal and family-friendly location to call home as the developer is reputable and the prices are reasonable.

KU Suites is a low density condo but exit through Taman Sri Muda is quite bad. All traffic get congested at the traffic light near Shell and BHPetrol. However good for those working at Shah Alam.
