Seri Austin is a township development spanning 500 acres in the Tebrau growth corridor, within Iskandar Malaysia. Its strategic location accessible to various established townships, the JB city centre as well as connectivity via major highways is one of its most appealing factors.

Seri Austin is located north of the JB city centre, just under 15-minutes’ drive away through the Eastern Dispersal Link Expressway (EDL). The EDL ends conveniently within proximity of the Johor Immigration Customs, Immigration and Quarantine Complex (CIQ), which explains why many of those working in the city and neighbouring Singapore have chosen to settle down in the area. The North-South Expressway, Pasir Gudang Highway, Tebrau-Kota Tinggi Highway as well as the Senai-Desaru Highway are also within reach.

Becoming the first smart Healthy City and Communities township in the region, Seri Austin has incorporated environmentally-conscious features like solar heaters and rainwater harvesting systems to the many homes within. The township is also the first to implement the Effective Microorganism (EM) programme, with support from Majlis Bandaraya Johor Bahru (MBJB).

Anchored around the scenic Seri Austin Lake, the development aims to encourage healthy and green living with its host of facilities and key components. Seri Austin has taken great lengths to spur eco-friendly living, being the first township in the southern state to have designated bicycle lanes throughout its roads. The Healthy Open Townpark and Healthy City Park also provide a great choice of amenities, such as outdoor activity zones, fitness amenities, jogging paths and a basketball court.

Despite its ideals of staying close to nature, the Seri Austin township does not dismiss the need for modern facilities. Taking the lead in innovative design, Seri Austin has become the first township with high-speed broadband (HSSB). Fibre optic cables are connected to every home, making them HSSB-ready for swift and convenient internet connectivity.

Seri Austin is a township for all, with precincts of various types of houses, as well as commercial properties. The township is home to a population of more than 15,000, with expectations for it to continue booming. It is estimated to accommodate a 30,000-strong population upon completion of all its residential phases.

Aside from the 36-hole Starhill Golf and Country Club, Seri Austin is also located close to established townships like Mount Austin and Taman Molek, which gives it the privilege of being a stone’s throw away of amenities. Other than the AEON Tebrau City, and the Tesco hypermarket, the first IKEA store in the south of Malaysia is also set to open its doors nearby by end of 2017.

Medical facilities in the form of Hospital Sultan Ismail is also readily available. Seri Austin will also prove to be a preferred spot or families, given the availability of schools like the Austin Heights international and private schools, and national schools like SK Mount Austin, SJK (C) Foon Yew, and SMK Taman Johor Jaya 1. The Sunway College campus is also not too far off.

The Consumer Price Index (CPI) line shows an increment in prices of essential goods on a yearly basis, while the Percentage Changes line shows the level of changes in price increments over the years. For example, a dip in the CPI line may indicate a low level of price increment as compared to the previous year while a surge in CPI line shows a high level of price increment as compared to the previous year.

The above graph shows 1.839% of price changes in essential goods such as rice, meat and tobacco between the years 2011 and 2012, while increasing in difference to 2.471% in 2013. Prices of essential goods then increasing to 3.525% in the year 2014 while surging by 2.957% in 2015.

While the prices of essential goods have shown a variation in the Percentage Changes, the Consumer Price Index (CPI) on the other hand indicates a reality of ever increasing prices in essential goods with increments between the years 2011 - 2015 at 102.7 in 2011, 105.2 in 2012, 107.8 in 2013, 111.6 in 2014, 114.9 in 2015.
