Kota Masai is a township located in Pasir Gudang, in the state of Johor. Sandwiched between the town centres of Masai and Pasir Gudang, the township is comprised of residential, commercial and industrial components, a mixed development established in 1997.

Previously an oil palm estate, the township has flourished into a population of over 75,000, with occupancy rate at a high of 90% and possibly even more. The establishment of a myriad of housing has become the main contributing factor of Kota Masai’s growth. The 20 sections within are comprised of landed homes like single-storey and double-storey terraces, which are mostly in the lower to medium range, followed by cluster homes, spacious semi-detacheds and bungalows.

Its proximity to Pasir Gudang has also spurred the establishment of commercial and industrial developments, where the industrial developments of terrace and semi-detached factories has attracted business in the light industries to set up operations there. The commercial shop lots give business like restaurants and eateries, and other amenities, a great opportunity to capture the working population of Pasir Gudang.

Accessibility wise, Kota Masai is within convenient reach of important access ways, such as the Eastern Dispersal Link (EDL), the Pasir Gudang Highway, the Johor Bahru-Pasir Gudang Highway, the Coastal Highway, and the North-South Expressway (NSE). With that, the Johor Port is approximately 11km from Kota Masai, while the Johor Bahru City Centre is about 23km away, where the Johor Immigration Customs, Immigration and Quarantine Complex (CIQ) is located. With that, access to Singapore is also highly convenient.
