Yes, it's better to buy now compared to 3-4 years ago when it was the seller's market. It's the buyer's market now and buyers hold the power to choose which sellers and properties they would like to buy from. If you are a buyer, it's a great time to ask for lower prices.There are many below market value properties in the market now.
There will be a clause in the Tenancy Agreement between Landlord and Tenant that states Tenant should be cooperative and allow viewing appointments to happen few months before the Tenancy ends. Something along those lines. You can try getting the Landlord/Vendor to refer to that Tenancy Agreement, show it to Tenant, and talk things out nicely with them so they understand the need for a second viewing.Try not to make the Tenants unhappy, as they are still staying there and can sabotage the property before they leave.
