Railway then maybe for rent, yes...but not necessarily for sale.
However, other factors play a part too such as the developer, building management etc
it may bring up value of commercial if it can bring more people to the area.
basically i would say depends on location, and populations as well.
Some place even with public transportation also doesn't fetch high rental due to the original populations and moving populations there, whether or not that place have commercial or offices to support.
