it's a nice article to read but has anyone done this practically? what will be a good benchmark on cost benefit return?

for example, how much money, time and effort should be exchanged for how much of premium when selling the house?

Normally i will advise seller to clean up the house first of all or repainting if the condition is very unacceptable. The rest just let buyer to nego the price rather than ask seller to put in a huge amount for renovate..
