What we can do when tenant not pay rental?

Screen your potential tenants properly, at current economic condition, there will be more payment default 

any ideas how to evict the tenant with our best effort before hire lawyer to issue warning letter and bring up to court?

I would suggest to cut their water or electricity supply if utilities applied by Owner. That should wake the tenant up and pay the rental on time!
