Ara Damansara… a name akin to traffic jams, traffic jams and traffic jams. So other than having to drive through it to get somewhere else, why would anyone think that the bad traffic is worth going through just to get to Ara Damansara?

1. FOOD, FOOD, GLORIOUS FOOD… and hipster cafes for those artsy Insta shots of course

Ara Damansara can be a saviour to the daily question of “what to eat”, where choices are aplenty and parking is easy. For those who are in the know, Ara Damansara is the first choice when it comes to finding a place to eat.

The township is home to food courts, hawker centres, and restaurants, offering a range of cuisines. Some of the more famous ones is the Pun Chun Noodle House, which is a branch of the famous Bidor duck noodle restaurant, and the LaLa Chong Restaurant, most known for their mouthwatering seafood.

With the variety of cafes in Ara Damansara offering hearty all-day breakfasts, and smooth lattes, coffee lovers will also find that its worth going through a little traffic to get their daily dose of caffeine and sip on it in the ambience of the different establishments.

Wait, being spoilt for choice could also further spur the “what to eat” problem! Now isn’t that a predicament we wouldn’t mind being in?

2. Location in the middle of PJ’s Golden Square- Kelana Jaya, Kota Damansara, and TTDI

(Okay, that Golden Square thing was made up, but those are still very important places.)

Ara Damansara’s location is both its blessing and its curse. There’s a reason why traffic in the area is frequently heavy, and that’s because of the many major roads and highways which are nearby.

Accessibility:

- Jalan Lapangan Terbang Subang (leads to Federal Highway and New Klang Valley Expressway / NKVE, and the Subang Airport)
- Federal Highway (KL to Subang Jaya / Shah Alam)
- North-Klang Valley Expressway / NKVE (Mutiara Damansara to Klang)
- Lebuhraya Damansara Puchong (LDP)

With the number of major roads and highways within reach, Ara Damansara is located pivotal to several important locations.

Key locations nearby:

- Subang Airport (7.4km)
- Subang Jaya (13km)
- Kelana Jaya (6.7km)
- Bandar Sunway (11.2km)
- Kota Damansara (7.4km)
- Taman Tun Dr Ismail (10km)
- Mutiara Damansara (8.8km)
- Bandar Utama (7.9km)
- Kuala Lumpur (17.5km)
- Shah Alam (17.6km)

Aside from that, Ara Damansara is also connected via public transportation, especially with the Kelana Jaya Light Rail Transit (LRT) extension line. This line will connect the township to KL Sentral and Gombak on one end, as well as Subang Jaya and Putra Heights on the other end. The RapidKL Bus Service also integrates seamlessly, where commuters can conveniently catch a bus to the Subang Airport from the Ara Damansara LRT Station.

Connectivity:

- Ara Damansara LRT Station (beside Evolve Concept Mall)
- RapidKL Bus Service (T773) from Ara Damansara LRT Station (Stops: U5, Terminal 2 Subang Skypark, Oasis Ara Damansara, Evolve Concept Mall, Ara Damansara LRT Station) (every 15 to 30 minutes)

3. Its increasing atas-ness

Ara Damansara is certain to hold potential, given its increasing gentrification. Seri Pilmoor and Imperial Promenade were few of the earliest luxury landed homes in the township, and still remain among the most affluent neighbourhoods in this part of the Klang Valley. More upmarket developments followed suit, like the Ara Greens Residences, Ara Hill and Verde.

The type of shops and restaurants around also reflect that gentrification. Like how you’d expect to find luxury brands and fine cuisines in malls and hotels frequented by the more well-to-do, Ara Damansara also has seen its fair share of interesting retail outlets and opulent restaurants.

The Evolve Concept Mall in Ara Damansara saw the opening of Malaysia’s first LOGO fashion lounge and gallery, which carries premium brands and designer names.

Ara Damansara is also drawing in the more well-off through food and beverage, where restaurants like the Peninsula Chinese Cuisine (at Evolve Concept Mall) and The Royal Flush (at Oasis Square) offer palatable meals and fine wines in palatial settings.

4. Convenient, fun and even downright heart-warming amenities =‘)

Ara Damansara is becoming an ever-more liveable township, with a range of shopping malls, hypermarkets, and mixed developments like Oasis Square. At Ara Damansara, everything from grocery to banking needs, childcare, laundry, fitness, leisurely activities, and more can be found.

Medical and wellness facilities are also within reach, with the most notable being the Ramsay Sime Darby Medical Centre, also known as the Ara Damansara Medical Centre.

The malls in town don’t just provide retail therapy, a range of amenities from postal services to hardware stores, pharmacies and gyms are also available.

Shopping malls in Ara Damansara:

- Evolve Concept Mall (Jaya Grocer, Celebrity Fitness, Mailboxes MBE, Foodzine food court, Pet Lovers Centre, Za Altera)
- Citta Mall (Village Grocer, CrossFit Pahlawan, Ace Hardware, MBO Cinemas, 99 AutoSpa, Presto Launderette)

Hypermarkets in Ara Damansara:

- Tesco Extra

Extra special amenities

Did you know that there is a special-needs gym at Evolve Concept Mall? We Rock The Spectrum is a play-gym which caters to autistic children. You can read more about it here.

The Sip and Spin Laundry Cafe at the mall also gives customers the convenience of enjoying a cuppa, paying bills online or going a few rounds on a board game while waiting for their clothes.

At Citta Mall, you can even find Malaysia’s very first indoor miniature golf course, Mini Putt, where people of all ages can share in some fun!

5. Homes for all budgets and purposes

Given Ara Damansara’s proximity to Damansara and Subang Jaya, it was just a matter of time before the population began overspilling into Ara Damansara. Congestion and high house prices of these nearby areas has also made Ara Damansara a fast-emerging township, propelled by the demand for more space and even more appropriately-priced homes.

Today, Ara Damansara offers a variety of residential developments suited for all needs and budgets.

For the career-minded:

Serviced residence

Oasis Ara Damansara

In addition to its proximity to PJ and KL, where most people go to work, Ara Damansara has also seen the emergence of more and more serviced residences, as working professionals begin seeing the potential of its location. This kind of residence is ideal for those with a busy lifestyle, and even more so in integrated developments, like Oasis Ara Damansara, where work, live, play, and not to mention, eat, are all in one place.

AraGreens Residences

The range of spacious homes and family-friendly amenities in Ara Damansara have also given the township an appeal to married couples who intend on settling down, as well as families, whether nuclear or extended.

The one-of-a-kind AraGreens Residences is perfect for multi-generational families, or a home for retirement, equipped with MediHome (Medically Enabled Home System), where elders can receive services of regular check-ups from their own homes. Nursing Services are also available in the AraGreens Village next to it.

For the connoisseurs of fine living:

Bungalow

Seri Pilmoor

Serviced residence

The Potpourri

Ara Damansara is also no short of luxurious residences, where gated and guarded neighbourhoods like Seri Pilmoor offer spacious and beautiful homes, with clubhouse facilities and great landscaping.

Brave the jam, bank on the investment

For the discerning investor, Ara Damansara presents great potential for appreciation, whether you are looking to buy and stay or buying to rent and sell in the future.

Ara Damansara’s appeal to the working population will definitely be an advantage for the long-term, with homes located near the Ramsay Sime Darby Medical Centre (good number of doctors, nurses, staff), public transportation (Ara Damansara LRT Station), as well as integrated developments to see steady demand.

Prices of properties in Ara Damansara have also remained stable despite the dip in the overall property market this past year or two, with non-landed properties averaging more transactions throughout the year of 2016 to present.

Conclusion

Ara Damansara is a vastly untapped goldmine for property investment and is increasingly becoming a highly liveable locale, given the wide array of food and beverage outlets, its strategic location near Kelana Jaya, Kota Damansara, Subang Jaya and TTDI, down to the many amenities and wide range of property types suited for all budgets and needs.

Not a bad place to stay. But might not be a good place to invest. Due to oversupply in that small area. Slowly catching up with more amenities and food.

Truly a city without a city... no need to leave Ara Damansara for all of your business and leisure needs. Just only missing an airport!

Ara Damansara does look promising on the rise, however do take note on the traffic condition, i was there when it was raining heavily , need to stop by citta mall to wait for the traffic to subside and ended up watching movie. Guess it was a  win-win after all. Sufficient things to do while waiting

I think the only thing I know in Ara Damansara is only Citta Mall and Oasis Square. But for those F&B outlets that they provide, I can actually get it at other places. LOL Drive pass a few times, and it really looks kinda high class, somehow it slightly give me a feel like Mont Kiara.

With the plentiful F&B outlets in Ara Damansara. Will vehicle  parking be an issue during peak hours?

Generally Ara Damansara it's quite a good area. It's close to Tropicana / BU area, there's LRT station, there several malls and big commercial area, the high rise residential there are not too bad. However, generally people get quite put off because of the bad traffic condition. But is it really that bad? I travel there quite often and apart from peak office hour (9am + 6pm), there's not much traffic though. At least not as bad as how people would describe this place.

With the accessibility from Tropicana to Ara Damansara made easier, this area looks real promising. However, it needs to mature with more greenery and security improved.

Properties here are getting more and more expensive. Many are 1 million and above now. Back then you can still find properties within RM300k.
