Mutiara Perdana 2 is an apartment residence established in Sungai Ara, Penang, many years ago. The development is made up of 3 complexes, with each at 15 storeys high. Though the total number of units within is unclear, the residence appears to be extremely high-density, with each building packed to the brim with units.
The homes of Mutiara Perdana 2 are freehold tenure, where standard units are sized from at least 530 sf. Based on the price of the homes on the subsale market, the residence was built as a means to provide affordable housing, with units beginning from just RM63,000 these days. No doubt, prices would have been much lower when they were first launched. Rental is RM650 per month, which may be considered high for their size.
Though facilities at Mutiara Perdana 2 are limited to an open air car park within the grounds of the residence, 24 hours security is provided. To add, amenities are also within convenient reach of the property. Schools nearby include SK Bayan Lepas and the Straits International School, while others such as SMK Sungai Ara, SRJK (C) Chong Cheng, and SK Mutiara Perdana will require a short drive. Hospital Pantai Mutiara is the nearest medical facility to the apartment.
Accessibility to and from Mutiara Perdana 2 is by Jalan Dato Ismail Hashim, which links directly to the town of Bayan Baru and Relau about 5 minutes away, as well as Jalan Sultan Azlan Shah, just a short distance from the apartment. Other major roads within proximity of the property also include Jalan Teluk Kumbar, Jalan Permatang Damar Laut and the Tun Dr. Lim Chong Eu Expressway. With these access routes, the town of Bayan Lepas is approximately 5 minutes away while the second Penang bridge is roughly 15 minutes away. The first Penang bridge is about the same distance but up northeast from the property. Georgetown is around 30 minutes away, given that traffic is not too congested.
