Univ 360 Place is a residential cum commercial development located in the established township of Serdang Jaya. This contemporary yet modern development features an urban facade equipped with large windows and glass railing balcony for energy efficiency. All the units come with an excellent view of either the pool, city, or the lake with vertical pocket gardens and mid-level sky gardens.

Strategically located in the heart of Serdang Jaya, Univ 360 Place has excellent accessibility and availabilities of public amenities within the vicinity. University Putra Malaysia (UPM) just minutes away from this development has a student population of over 25,000, of which more than 10% of it are foreign students.

While within a 5km radius, there are another two major universities, namely University Tenaga Nasional (UNITEN) and recently announced Perdana Medical University, it is a medical school in joint collaboration with John Hopkins Medical School of the USA.

Furthermore it is only few kilometers away from UPM and UNITEN, will likely yield high rental returns from students. Proposed second line MRT is within 1.2KM and expected completion date by 2018, while it is also near to Seri Kembangan KTM station.

However, UNIV 360 Place is under commercial title which denotes higher electricity and water bills following commercial rates. The property is leasehold. Close to industrial area.

The building looks kinda smart, but some facilities are unfinished.
The sale price and commercial title are the biggest turnoff. Buyers might rather get a landed subsale; There's plenty of relatively new townhouses and service apts behind Minlon.

It's less than a year old, and hardly anyone's around. Cement dusts are everywhere
Quietness: 3 - It sits right next to PLUS highway. But you'll only hear the sound pollution when walking down the corridor.
Safety: 2 - At least there was once a major safety issue which wasn't properly handled.
Traffic: 4 - Moderate congestion usually happen from the place to the roundabout between 6 to 7pm. There's a traffic light in the works that should ease people getting in and out of the place.

Hendrix Jimmy, these issues that you are facing, I assume it was quite sometime ago? Based on what I know, this has been resolved already and no longer the issue you mentioned. It's actually quite a good property to invest and to live in as well.

Went to see this place last week and thought it's amazing. Love the facilities and interior. Don't mind living here if it wasn't because of the location :(
