Residents can literally walk to Penang Plaza from their home, while Island Plaza is only a 10-minute drive from the residence.

The vintage looking Excel Court, is a single block, 4-storey walk-up apartment. Standard units have a built-up area of 850 sf, with three bedrooms and two bathrooms per unit. Units available are pre-owned, which is why the units for sale are either fully-furnished or partially furnished. There are a number of units that have already been installed with air-conditioners and wardrobes. That being said, kitchen cabinets are also a standard in all units that are for sale.

When it comes to facilities, Excel Court's management provides the residents with a covered parking area and security. Even though there is not much to be offered, residents of Excel Court can surely appreciate the privacy and quietness of the place, due to the low density of the property.

The only downfall to this property is that it is located exactly where traffic can be heavy during peak hours, which is a hassle, as Jalan Tanjung Tokong is a heavily used road by Penangites. The Tanjung Bungah Rapid Penang bus hub is also located approximately 3km away or you can hail a taxi on the main road just outside of the apartment.

Although the building looks rather old and in need of some refurbishment and may not be your dream home, it can still be a great form of investment.
