Raintree Garden is quiet residential neighbourhood in Sungai Ara, Penang. Established some time in 2008, the development consists of pleasant and spacious semi-detached homes, built over freehold land in a slightly hilly terrain.
There are 2 variants of semi-detached homes at Raintree Garden, namely Type A and Type B. Both are 2-storey homes with built-up spaces of 3,300 sf, but differ in terms of layout design. Type A has 5 bedrooms and 4 bathrooms while Type B offers 6 bedrooms and 5 bathrooms. Needless to say, the homes are ample to fit a family of any size. They also have wide porches, giving them a welcoming appearance and also make them seem larger than they are.
Upon the launch of Raintree Garden, the homes were priced at RM700,000. Within a short span of a few years, their value has increased tremendously, with subsale prices, as of 2016, starting from RM2.98 million. Most of the homes are also occupied, with few to none being available for rent.
Given its location quite uphill, Raintree Garden will require a short drive down to the town area where there are amenities like eateries, convenience stores, clinics and more housed in the commercial hubs around. More amenities are within quick reach in the town of Bayan Baru nearby, about a 15 minute’s drive and even a Giant hypermarket. Queensbay Mall is an additional 5 minutes from there, along with the Bayan Bay commercial hub.
Schools in the vicinities of Raintree Garden are also few, with most being about or less than 10 minutes’ drive away. These include SK Seri Relau, the Chung Hwa Chinese Secondary School, the Straits International School, SK Bayan Lepas, SJK (C) Chung Shan, and SJK (C) Heng Ee (branch) among others.
Accessibility wise, Raintree Garden is quite some distance from major roads like Jalan Dato Ismail Hashim and Jalan Tun Dr. Awang, which are the main routes leading to the towns of Bayan Baru and Bayan Lepas. As such, this may be good in the sense that traffic is not too busy around the neighbourhood while on another note, most amenities are located along these main roads.
Other prominent access ways which are not too far from Raintree Garden include Jalan Sultan Azlan Shah and the Tun Dr. Lim Chong Eu Expressway which lead to Bayan Lepas, Bayan Baru and even Georgetown (approximately 40 minutes away), as well as Jalan Permatang Damar Laut which links to Batu Maung and the second Penang bridge.
