Sunway Merica is a pleasant residential development located in Sungai Ara, Penang. Completed in 2013, the township offers just 98 landed homes on freehold land, consisting of terraces and semi-detached homes.

There are 2 types of terraces at Sunway Merica. Type A is the smaller, though spacious variant at 2,715 sf. Type B is larger, at 3,021 sf. Both types of the 3-storey homes have 4+1 bedrooms and 4 bathrooms. The terraces are well-designed with balconies on both floors and wide sliding doors to enable ample light and air into the homes.

The Sunway Merica semi-detached units are much more sizeable, with 3 storeys of space totalling to 3,927 sf of built-up. Designed for comfortable family-living, the homes have an impressive 5+2 bedrooms and 5 bathrooms layout.

At their launch, the homes of Sunway Merica were priced at RM860,000. Within the short span of a few years, the homes have appreciated in value, with subsale prices beginning from RM1.15 million. Rental is also on the high side, at a monthly RM2,500.

The neighbourhood of Sunway Merica is landscaped with manicured lawns and quaint trees, providing a sense of calmness to the area. There is also a children’s playground and 6 thematic gardens for residents to spend time in the outdoors, all while resting assured of safety with 24-hour security.

Though Sunway Merica is not exactly within walking distance of amenities, it is still conveniently located within close distance of Bayan Lepas and Bayan Baru. In Sungai Ara itself, amenities are simple, with only some shop lots along the main road of Jalan Dato Ismail Hashim nearby. At the south end of the aforementioned road is SK Bayan Lepas and Jalan Sultan Azlan Shah, where the Straits International School as well as the Penang International Airport are situated.

Other schools within reach of Sunway Merica are SJK (C) Chung Shan, the Fairview International School, SMK Sungai Ara, SRJK (C) Chong Cheng, Seri Relau National School, and SK Mutiara Perdana. More amenity like banks, restaurants, clinics, supermarkets and the likes are about 15 minutes from the development in Queensbay Mall and the Bayan Bay commercial hub there.

Accessibility is also an added advantage for Sunway Merica residents. Jalan Dato Ismail Hashim connects to Jalan Tun Dr. Awang, as well going towards Bayan Baru. On the other hand, Jalan Sultan Azlan Shah, and the Tun Dr. Lim Chong Eu Expressway link to Bayan Lepas, as well as north of the island, to towns like Gelugor, Jelutong, and the first Penang bridge, while Georgetown is approximately a 40-minutes drive from the development. Jalan Permatang Damar Laut is also nearby, leading to Batu Maung and the second Penang bridge.
