When you move into a township bearing the brand of an accomplished property and resort developer, you can expect a thoughtfully planned neighbourhood, manicured communal gardens, pedestrian walkways, guarded entrances, and convenient expressway connections.
Tropicana Heights, an aptly named township surrounded by hills, has all the features expected of a development by the Tropicana Corporation. Tucked beside Bandar Teknologi Kajang, Tropicana Heights is located 20 kilometres southeast from Kuala Lumpur, between Kajang, Bangi, and Semenyih – just 10 minutes from the Taman Kajang 2 exit on the Kajang Dispersal Link Expressway (SILK).
Completed in 2016, the terraced homes, townhouses, and semi-detached villas of Tropicana Heights were launched at the median price of around RM340 psf, before reaching a height of RM415 psf in late 2019 and returning to the launch price in mid-2020. In contrast, median rental has been rising above the RM1 psf mark in the second half of 2020.
The 199-acre master plan features four architecturally distinct residential neighbourhoods named Lakefield, Parkfield, Fairfield, and Ridgefield – each gated, secured, and grouped around a central core with space for a school, a park with a lake, and a commercial zone.
Billed as the largest park in Kajang, the 16-acre Central Park has over 1.5km of pathways along the edge of the lake. The 2-acre hub in the middle of the park hosts recreational and cultural facilities such as an amphitheatre, swimming pool, tennis courts, multipurpose hall, and gymnasium.
On the opposite side of Central Park is the most recently completed neighbourhood in Tropicana Heights. Lakefield occupies 5.94 acres overlooking the park and the tree-lined boulevard that loops around it. Out of the total of 66 spacious linked homes in Lakefield, 25 provide unobstructed views overlooking the lake – these are the 3-storey Type D Link Villas, each with 3,269 sf of gross floor space to spare for up to six bedrooms and 7 bathrooms.
The smaller 2-storey Type A variety provide 2,361 sf of space in each, a generous allowance for four bedrooms and five bathrooms. Like the other three neighbourhoods of Tropicana Heights, Lakefield has its own park. In addition to being situated inside Central Park, within the gates of Lakefield is a dedicated half-acre of landscaping enveloping a communal sanctuary that includes a playground and herb garden.
Across the main road from Lakefield is the 40-acre Parkfield neighbourhood with its own 4.8-acre community park, in addition to various other smaller parks in pockets and lines separating the blocks of homes. Parkfield comprises 2-storey terraced houses, ranging in size from 2,203 sf to 2,997 sf, and 3-storey semi-detached link homes with 3,079 sf of floor space.
The configurations of terraced homes in Parkfield are expanded to a greater variety in the adjacent neighbourhood of Fairfield, with its own 1.5 acres of linear parkway separating the blocks of terraced homes. The majority of 2-storey terraced homes in Fairfield offer over 2,000 sf of space for a standard four-bedroom and three-bathroom configuration, with intermediate 2-storey homes providing upwards of 2,135 sf and corner 3-storey homes with more than 3,000 sf of space.
The pattern of gated neighbourhoods, spacious layouts, and dedicated parks is repeated on the other side of Tropicana Heights, in the townhouse neighbourhood of Ridgefield – where townhouses and semi-detached villas occupy 16 acres of gardens. The majority of Ridgefield homes comprise three-storey Town Villas, with the smallest of the ground-floor units offering around 2,000 sf of space, while the 40 semi-detached villas of Ridgefield provide a vast 3,931 sf across three storeys.
