Anggun City is a much anticipated new development located in the heart of the brand new township of Anggun. Situated within the growing locality of Rawang, Anggun City will serve not just the residents of its community but also the citizens of Rawang. Anggun is a new planned township of 800 acres that is to encompass work, live and play within a single place. It is a product of Hong Bee Land.
Anggun City will encompass 17 acres of the 120-acre township, and will have a Gross Development Value (GDV) of RM300 million. This grand scheme of shop offices is anticipated to have high human traffic as it is located just beside Aeon Anggun Rawang Shopping Centre. This shopping mall style development will feature ‘accessory parcels’ in front of every unit, which can be used as an al fresco dining area or as an outdoor bazaar.
The shop offices of Anggun City will host 129 units of shop offices that will be housed within 3-storey blocks. The ground floor units will be 22 feet high which will allow its owners to build a mezzanine floor. The net lettable area of Anggun City is 650,000 sf. All 18 unit of Type C will be retained by the developer for recurring income and 33 units from Type A and Type B will be retained for the same purpose.
The selling prices of these units will start at a minimum of RM2,080,000. The rental rate for an entire office stands at an estimated RM10,000 and RM12,000 per month. Some of the features that are being touted at Anggun City are its escalators, giant fans and disabled-friendly ramps, toilets and lifts.
Anggun City is a development that was also built to be eco-friendly with electricity-saving features. There will be open spaces for streetscaping, and the roof is designed with deep eaves to cut down on air-conditioning. In order to save water, there are also rainwater harvesting systems where the water can be used to water the plants and wash the common areas.
Hong Bee Group Malaysia started in 1933 by the Gan family, where it gained a reputation for high quality products and excellent customer service in the textile industry. These traits have carried into Hong Bee Land’s operations to produce quality residential and commercial properties.

S P Setia Bhd’s involvement started in 2007 to develop Setia Eco Gardens, an approximately 1,000 acre multiple award winning eco-themed township in the Iskandar Development Region. S P Setia has nabbed numerous awards over the years, including The Edge Malaysia’s Top Property Developers’ Awards and from the International Real Estate Federation (Fiabci). Internationally, it created a huge buzz when it, via a consortium, purchased London’s famed Battersea Power Station for redevelopment.
To further enhance the HBL brand, Hong Bee Property Management Sdn Bhd (HBPM) was formed in 2006 to manage its landbank.HBL has engaged HBPM as the project and marketing managers of its maiden township project, the 700-acre Anggun@Rawang.
