M Residence 2 is a mixed development township located in Rawang, Selangor. As its name suggests, the project is the second of Mah Sing’s M Residence development, which is also located in the same area. Spanning 154 acres, the gated and guarded community features beautiful landed homes in a lush green environment and clubhouse facilities.
Unlike the first, M Residence 2 properties are leasehold, and also hold strata-titles. The strata title is good in the sense that the homes are more well-organised, therefore helping their value in the future. It also means that residents will need to pay a fee to share out the maintenance cost of shared components, such as roofs, gardens, and driveways. There are residential as well as commercial phases planned for M Residence 2, with link homes at Phase 1 (Alpine) and Phase 2 (Birch) already launched. The 3rd phase, Caspia is the latest instalment of semi-detached homes while Phase 4 (Dalea) also features semi-detacheds.
The Alpine link homes are 2 storeys in height, with large built-up areas of 1,885 sf. The 415 units share a 4+1 bedrooms and 3 bathrooms layout. The Birch phase of link homes are also double-storey, and are slightly smaller, at 1,872 sf. The 296 units also offer 4+1 bedrooms and 3 bathrooms. The Alpine homes are considerably affordable, with launch prices beginning from RM592,380 up to RM942,030. Prices of the Birch homes are not clear, but are expected to be in a similar range.
The Caspia phase will offer 3 types of double-storey, semi-detached cluster homes. There are 196 units of Type C1 homes, with built-up areas of 2,193 sf. The 120 Type C2A units are a little more spacious at 2,205 sf of built-up space. Both types will sit on individual 32’ x 65’ lands. Type C2B homes are also of similar built-up size to Type C2A, but offer 10 ft more land area with only 40 exclusive units available. All 3 varieties have 4+1 bedrooms and 3 bathrooms, which is flexible and functional enough for a family. In terms of pricing, the Caspia homes were launched at prices beginning from RM794,880.
The Dalea phase is 72 units of double-storey semi-detached units. The difference of the homes compared to those of Caspia is that they are not cluster homes, which means there is land on 3 sides of every unit. They are also much more spacious, with 3,168 sf of built-up area with an impressive 4+1 bedrooms and 4+1 bathrooms. As such, these homes are priced much higher, with prices beginning from RM1,068,800 at their launch. The commercial component of M Residence 2 comprises double-storey shop units, with 3,300 sf of available space. These 14 units have yet to be launched, with details of pricing still unknown.
Residents of M Residence 2 will be basking in luxury, with an exclusive residents-only clubhouse. The clubhouse will feature a swimming pool, gymnasium, children’s wading pool, barbecue area and multipurpose hall. There are also landscaped gardens and pavilions within its 4-acre compound. Apart from that, residents will also have access to the Grand Lotus Lake, where there are plans to set up leisure facilities like jogging tracks around it. The 26-acre wetland will also be a soothing escape to get back to nature, where residents can be on the lookout for migratory birds.
Security is also an important aspect at M Residence 2. Top-notch features like perimeter fencing equipped with vibration sensors and CCTV operating 24/7 are sure to keep residents at ease. To add, each phase will also have their own perimeter fencing and guardhouse, taking security and privacy to a whole new level. M Residence 2 is also strategically situated within reach of matured townships like Bandar Tasik Puteri, Bandar Country Homes, Anggun and the town of Rawang. With that, conveniences like mini markets, eateries, restaurants, clinics, pharmacies and banks are just a few minutes’ drive away. When the commercial lots of M Residence 2 are completed, residents can expect amenities to be even closer to home.
Schools nearby include SMK Bandar Tasik Puteri, SK Tasik Puteri 2, SMK Taman Desa, SMK Taman Desa 2, and SJK (C) Kota Emerald and an upcoming international school. The Aeon Anggun mall is about 5 minutes’ drive away, while NSK Rawang is another 5 more minutes’ journey. There are also Giant and Tesco hypermarkets in Rawang town, about a 20-minutes drive away. The KPJ Specialist Hospital is also in town.
Interest in the accessibility of M Residence 2 has always been its proximity to the Kuala Lumpur-Kuala Selangor Expressway (LATAR). For now, Jalan Tasik Puteri (the main road into M Residence 2) links the township to LATAR, going through the town of Kundang east of it. However, there are plans for a link which will directly lead Jalan Tasik Puteri to LATAR. LATAR is an important access way as it can lead to Shah Alam as well as connect to the Guthrie Expressway, which in turn leads to the North-South Expressway (NSE). The NSE can also be accessed from M Residence 2 via Jalan Rawang-Bestari Jaya (formerly Jalan Batu Arang), but traffic is frequently congested along the road during peak hours. Nonetheless, the Rawang Toll Plaza of the NSE is about 5km along Jalan Rawang-Bestari Jaya from M Residence 2.
Home buyers looking to own landed homes in a gated and guarded community should certainly look into M Residence 2. Although the town of Rawang may not seem “urban” enough for some, big plans are underway for the fast-developing town, which will push the value of properties there higher in the future.
