Ametrine is an exclusive collection of lavish bungalow homes within the Seri Austin township of Johor Bahru. Completed in mid 2013, the gated and guarded precinct comprises of just 37 units which are modernly-designed with sleek lines, and tall ceiling heights.
There are 2 selections of the Ametrine double-storey bungalows, namely the Ametrine 1 and Ametrine 2. Both variants sit on 46’ x 90’ individual plots of land, though differing in terms of layout and size. The units of Ametrine 1, also known as Type A, are sized at 3,150 sf, with an impressive 5+2 bedrooms and 6 bathrooms. The Ametrine 2, or Type B, are just slightly more spacious, at 3,172 sf of space, with 4+2 bedrooms and 5 bathrooms.
The layout of the Ametrine 1 is considerably more conventional, with the dry and wet kitchens located at the back of the house. The Ametrine 2 is a little more adventurous, with the wet kitchen located towards the front of the house, followed by the dry kitchen at the middle of the home. This layout enables a quiet nook at the back of the house, which can be turned into a study, tea room, tv room, or anything else residents can think of. Both variants have a connected living and dining space which is wide open and spacious, as well as a family area on the upper floor, and porches which can fit 3 vehicles.
The Ametrine bungalow homes also come complete with an alarm system and internal wiring for Closed-Circuit Television (CCTV), while the built-in fibre optics telephone cable throughout the development enables high speed broadband services (Unifi) by Telekom Malaysia (TM). On top that, the Seri Austin township also offers a number of facilities, with jogging tracks winding throughout the several parks, as well as recreational areas for some active time outdoors. The township is also the first in southern peninsula Malaysia to provide bicycle lanes along its roads.
Within reach of Ametrine are a range of amenities, from the Starhill Golf and Country Club, where avid golfers can perfect their game to the AEON Tebrau City and Tesco Hypermarket where daily necessities and retail shops can be found. An IKEA will also be opened by end of 2017, the first branch to be opened in the region. There is also a number of schools nearby, like SJK (C) Foon Yew, SK Mount Austin, and SMK Taman Johor Jaya 1, which is great news for families with growing children. Sunway College also has a campus not too far off, while a quick drive from the development is the Hospital Sultan Ismail.
In terms of accessibility, the Ametrine homes are located strategically within reach of major roads and highways. The Eastern Dispersal Link (EDL) is reachable from the township, where straight down south of it is the JB city centre. With that, the Johor Customs, Immigration and Quarantine Complex (CIQ) just a short 15-minutes drive away. Additionally, other highways accessible are the Tebrau-Kota Tinggi Highway, the Senai-Desaru Highway, the Pasir Gudang Highway and the North-South Expressway (NSE).
