Perdana Villa Deluxe is a low-cost apartment located in Pandan Perdana, in the heart of Cheras. The apartment complex consists of 5 blocks of 5-storey buildings that houses 200 units. The units here are rather old as well, having been part of the district since its early days.
The units have a minimum built-up of 860 sf, and has 3 bedrooms and 2 bathrooms. The subsale price of the units as of mid 2017 goes from as low as RM260,000, and the rental at RM900. The apartment is suitable for first home buyers, small families, newly weds, and investors due to its size, and how affordable it is, compared to a studio apartment in the same district.
The apartment lacks facilities, except for a 24-hour security system that is being implemented. That is compensated with its distance from surrounding amenities. The units may have aged with time, but it is able to reap the benefits that comes with the growth of Pandan Perdana and its surrounding townships.
Apart from being placed in a condensed residential area, Perdana Villa Deluxe is located right next to the Shamelin Perkasa township, and is close to the industrial lots, where a post office is conveniently located. Pandan Perdana also has a commercial lot, which can be reached via a short drive, where restaurants, convenience stores and service centres are located.
Shamelin Perkasa also houses Menara PGRM, and within the area is also where a commercial area is located, filled with restaurants, banks, workshops, shops and a mall, in the form of 1Shamelin. Tenants can also access the LRT through the Maluri Light Rail Transit (LRT) and Mass Rapid Transit (MRT) stations that are located nearby. Via Shamelin Perkasa, tenants will also be able to reach new malls in the area such as Sunway Velocity Mall, MyTown and IKEA Cheras. Tenants are also close to Bandar Tun Razak, where Hospital University Kebangsaan Malaysia is located.
There are also a lot of academic institutions that are within reach from the apartment complex. Schools that are nearby include Sekolah Kebangsaan Pandan Perdana, Sekolah Kebangsaan Bintang Utara and Sekolah Menengah Kebangsaan Bintang Utara. Universiti Kuala Lumpur and the MARA Poly-Tech University College are also nearby, and investors can take advantage to rent out their units to the students.
Perdana Villa Deluxe is easily accessible via the Kuala Lumpur Second Middle Ring Road (MRR2), and the Besraya Highway. Tenants will be able to reach the Kuala Lumpur city centre via the MRR2, while the Besraya Highway can reach other townships such as Chan Sow Lin and Salak Selatan.
