Ara Sendayan is a 194-acre low-density residential area and a part of the Bandar Sri Sendayan master plan developed by Matrix Concepts Holdings Berhad.
The township of Bandar Sri Sendayan is a mixed development in the centre of the ambitious 108,000-hectare Malaysia Vision Valley (MVV), a component of the Eleventh Malaysia Plan (11MP), a national development initiative aimed at leveraging the upcoming High Speed Rail (HSR) to urbanise the region between Seremban and the Klang Valley.
Located adjacent to the hub of roads that weave through Bandar Sri Sendayan, the Ara Sendayan development is conveniently situated just a 10-minute drive from the centre of Seremban 2, a 15-minute drive to the North-South Expressway, and 5 minutes from Seremban-Bukit Nenas Highway via the Gadong exit (N179).
Distributed across the neighbourhoods of Adira, Barinda, Cadena, Damaris, and Ervina, Ara Sendayan comprises 2-storey terraces, link homes, and semi-detached bungalows built on hills that stand between 25 to 100 metres above sea level. The hilly landscape in Ara Sendayan provides residents with scenic views overlooking the surrounding bodies of water.
Properties in Ara Sendayan range in size from 2,140 sf, for the smallest of terraced homes in the Barinda neighbourhood, to 5,120 sf for the largest semi-detached bungalows in Ervina. At the time of this review, median prices psf across the entire development of Ara Sendayan range from the low of RM260 psf to the high of RM360psf.
Completed in 2019, the median price of terraced homes in the Adira neighbourhood began at around RM260 psf as far back as early 2017 and have since risen to a height of RM270 psf by early 2020. In contrast, some of the 193 terraced homes in the smaller neighbourhood of Barinda were launched at RM260 psf while the median price reached the height of RM310 in early 2020.
Homes in the neighbourhoods of Cadena and Damaris have also been recently completed and are expected to garner prices ranging between RM250 to RM270 psf – the remaining neighbourhood of Ervina is the last to be completed but the median prices of these spacious 4,000 to 5,000 sf homes already range greatly between RM350 to RM480 as of October 2020.
