Setia Greens is a 29-acre gated and guarded residential development in Sungai Ara, Penang. Phase 1 of the project – 18 units of 3-storey semi-detached houses and 149 units of 3-storey terrace houses set in landscaped grounds with wide roads and a sizable pond – was completed in 2013. There are 4 designs of terrace houses available, ranging from the smallest type, Dillenia, with a built-up area of 2,436 sf to the largest type, Cordia, with a built-up area of 3,212 sf. The Ehretia and Dillenia types come with 4+1 bedrooms, 4 bathrooms, smaller balconies and a master bedroom suite occupying the whole 2nd floor, while the Cassia and Cordia types have 5 bedrooms, 4 bathrooms and larger balconies, and the latter is designed with a rooftop terrace. The Citrus 1 and 2 semi-detached houses are even more spacious, with built-up areas starting from 3,136 sf and land areas of 32’ by 78’ onwards. They feature walk-in wardrobes-cum-dressing areas and a lanai or veranda opening off every bedroom (except the guest room). The landed properties share facilities like a jogging track and playground. Phase 2 of Setia Greens includes 3-storey bungalows, 3-storey semi-detached houses and the Setia Pinnacle, a 38-storey luxury condominium with 434 units, expected to be completed in Q4 2016. For Setia Pinnacle, three different layouts are offered – Type A with 2+1 bedrooms and 2 bathrooms, as well as Type B and Type C with 3 bedrooms and 2 bathrooms each. The Setia Greens development is conceptualised as a environmentally-conscious project, with features like rain water harvesting, paint with low volatile organic compounds (low-VOC), solar water heaters, water-efficient fittings and a cool-roof system implemented into the landed and high-rise units. In fact, these features led to Phase 1 and Phase 2 of Setia Greens getting a Green Building Index rating. While Setia Greens is relatively far from Georgetown, it is an ideal living place for those working in the south or southeast of the Penang Island, as it has good connectivity to the surrounding towns via several main roads like Jalan Tun Dr Awang and Jalan Dato Ismail Hashim. There are also host of basic lifestyle amenities nearby like clinics, retail outlets, supermarkets, public and international schools, cafes, restaurants, petrol stations and banks.
