LightGrey is a new-age concept commercial hub located in Sungai Buloh. The commercial centre consists of 28 units, spread across 5 blocks, one of which houses a retail mall, T6 LightGrey. The development, which was completed in 2013, was initially executed to serve the growing density of population in Sungai Buloh area. Units of the commercial hub is four-storeys high, and has built-ups ranging from 6,770 sf to 13,900 sf. The units are designed with a high ceiling for proper ventilation, and balconies for tenants to get a breather from work. As of 2017, units are priced with a subsale price of as low as RM2,900,000, with rentals starting from RM2,500. Investors will be rubbing their hands with the growing population of Sungai Buloh, and the young age of the commercial hub, as there will be a lot of room for profit growth. LightGrey boasts its facilities in the form of elevators for its units, and its unique indoor garden and terraces. It was a push to create an eco-environment in the office space when the idea was first conceived. Apart from that, there is no security system employed within the premises. However, the lack of security as part of its facilities can be compensated with each individual block collectively hiring a third party to handle it. Amenities will not be a problem when it comes to the commercial hub, it being self-sufficient. T6 LightGrey, the retail mall within the hub can bring in extra choices for tenants, as well as drive more visitors to the area. Surrounding the development is the industrial area of Sungai Buloh, which also means that tenants would not have to go far to source out for materials for their products. The commercial hub is also close to Bandar Baru Sungai Buloh, where the TSB Commercial Centre is located, translating to more variety in terms of amenities. More importantly, Hospital Sungai Buloh is nearby, so help is not too far away. Via the Jalan Hospital route is where LightGrey is easiest to reach. Jalan Sungai Buloh is also close to the route, and the Jalan Kuala Selangor federal route connects the commercial hub to SierraMas, where tenants can get an extra flow of traffic from. Traffic may not be desirable in Sungai Buloh, but that has been compensated with the presence of the Sungai Buloh KTM station, located just a short walk away from the commercial hub.
