Razak City Residences will be established over the current location of the Razak Mansion public housing. The undertaking will breathe new life to the community, which has been there since its launch in 1962 by Prime Minister of Malaysia at the time, Yang Amat Berhormat Tun Abdul Razak.

Covering 22 acres of land, all 12 towers of Razak City Residences will be situated between the Kuala Lumpur-Seremban Expressway and the Sungai Besi Highway (Besraya). Razak City Residences is a development that understands the needs of everyday Malaysians who work in the city. The selection of serviced residences offered are functional and flexible, catering to everyone from working professionals to married couples, and even families.

There are 2 variants of the Razak City Residences serviced apartments, namely the Type A and Type B2. The Type A houses 2 bedrooms and 2 bathrooms in a comfortably sized built-up area of 800 sf. Compared to the Razak Mansion public housing homes which will be replaced, these 800 sf units are considerably luxurious, though with pricing kept at an acceptable entry level of RM389,000 (that’s only about RM450 per sf!).

The Type B2 homes are the more spacious choice, at 1,045 sf. These units have 3 bedrooms and 3 bathrooms, making them ideal for small families of between 3 to 4 people, while the Type A is typically for individuals or married couples. At a launching price of RM509,000, the Type B2 homes are still competitively priced against other similarly sized non-landed properties in the area.

In addition to that, the units of Razak City Residences also come furnished, ready for buyers to just pack their bags and move in.

Each home will have 1 complimentary parking space, which is provided at the common podium of the residence. Facilities at Razak City Residences are also ample to provide simple pleasures, with a swimming pool for energising swims, as well as a gymnasium and fitness area for those daily exercises. Little ones will also have their share of the fun, with a wading pool and children’s playground on the premises. On top of that, security is also a concern addressed at Razak City Residences, with 24-hour security and CCTV surveillance throughout the property. Maintenance (RM0.13 psf), in which the developer will manage the upkeep of common areas to ensure that facilities are well taken care of. This is an attractive offer, especially for first-time homeowners or buyers who wouldn’t mind saving some money.



Convenient living and easy reach to all

Razak City Residences is situated amidst a mature community, with a range of amenities already in place within the neighbourhood itself. Just beside the property are schools like SJK (C) Tai Thung, SK Jalan Sungai Besi 1, SK Jalan Sungai Besi 2, and SJK (C) Confucian, which makes it a great location for families with school-going children. There is also a UCSI University campus not too far away for when the time comes for higher education.

Groceries, daily necessities, and a good choice of food and beverage are all conveniently within proximity to Razak City Residences, where there is the AEON Taman Maluri mall about 4.5km away, along with the Sunway Velocity shopping mall also in the area. IKEA Cheras is just a quick drive away, located a mere 3.8km from the property. Mid Valley City where the Mid Valley Megamall and The Gardens are located, is approximately 7.5km’s distance away. To add, the Kuala Lumpur City Centre (KLCC) and the Suria KLCC mall is even nearer, approximately 7km away.

Medical facilities are also close at hand, with the Hospital Universiti Kebangsaan (HUKM) located 4.5km from Razak City Residences, followed by the Prince Court Medical Centre a little further away.

Connectivity for now and the future

Razak City Residences enjoys ease of accessibility to a range of arterial roads and highways. The Sungai Besi Highway (Besraya) where the property is situated just off, is connected to the East-West Link Expressway (or Leburaya Hubungan Timur-Barat) down south of it. On the other side, adjacent of the property lies the Kuala Lumpur-Seremban Expressway, which leads to Kuchai Lama down south, while linking to Jalan Sungai Besi, Jalan Tun Razak and Jalan Loke Yew heading towards the KL city centre.

Other highways like the Federal Highway and the New Pantai Expressway (NPE) are also accessible from Razak City Residences through the aforementioned routes nearby, which connect to Petaling Jaya, while the North-South Expressway is also reachable via KL or PJ.

The site where Razak City Residences will stand is not just coveted for its location within the city, but more importantly, for the rail infrastructure nearby. On the other side of the Sungai Besi Highway (Besraya), sit 2 important points of connectivity- the Salak Selatan Station of the Light Rail Transit (LRT), and another station of the same name on the Keretapi Tanah Melayu (KTM) rail line.

The Salak Selatan LRT station is one of the stops of the Ampang line, connecting to important locations within the city. From the LRT station, the KTM station is within walking distance, where the Bandar Tasik Selatan intermodal transportation hub is a mere stop away. In the other direction along the Rawang-Seremban KTM Komuter line are Mid Valley and KL Sentral, making Razak City Residences ideal for those who work in the city.

In the future, Bandar Malaysia will sit northwest of Razak City Residences, which will also be the terminus of the Malaysia-Singapore (HSR) line, no doubt providing even greater connectivity. In tandem with the vision of making Bandar Malaysia a world-class transportation hub, there will also be a station for the third Mass Rapid Transit (MRT) line.
