每当我们聊起“白沙罗”,掠过脑海的就是珍珠白沙罗(Mutiara Damansara)、或坐拥宜家、万达购物中心的万达镇(Bandar Utama) ,但近年来哥打白沙罗(Kota Damansara)异军突起火热起来,之前,哥打白沙罗与邻近的城镇住宅区相比,知名度稍低。

这是有原因的,因为哥打白沙罗本是雪兰莪发展机构(PKNS)在1992年购下该森林保护区。而且这也是雪州三区汇合之处:双溪毛糯(Sungai Buloh)、梳邦再也(Subang Jaya)和八打灵再也(Petaling Jaya)。对发展商来说,这地区的潜力无限,适用于开发城镇。今时今日,它已成为一个市郊城镇,以住宅区为主,迎合当地居民的各种生活需求。而多得邻近城镇的人口激增和城市化,哥打白沙罗的发展如同一日千里。



发展项目有序又水乳交融

自1992年开发后,哥打白沙罗已吸引无数私人发展商来抢滩发展房地产,其中包括双威集团、Encorp、Dijaya 机构、征阳及 Andaman 集团等加入,已催谷哥打白沙罗的人口。而若身处当地,就可以轻易观察到不同的人口类型。

这城镇分成几个区域,每区皆有特定的居民人口 ,如第十区(Section 10)则是中上阶级住宅为主,大多数是有围离、保安森严的独立式家居。第8区(Section 8)则是廉价组屋与服务式公寓,而第5区(Section 5)则是以排屋为主。每区都有各自的商铺区,备上各自地区所需的设备。虽然有分化,不过投资者可更轻易了解他们要怎样投资。在一个城镇若是可以分区有序,总好过全部都置放在同一区。



邻近设备应有尽有,再可享有大自然风光

由于公共设备不少,哥打白沙罗的居民通常不必舟车劳顿,即可唾手可得日常所需。而哥打白沙罗的发展商其实都务求他们的项目是邻近商铺区,以方便居民。而这区也有一些学校,例如哥打白沙罗第9区国小,以及哥打白沙罗第10区国中,都可便利到达。

如果从谷歌地图来看,或许您可以说其实这区还有很多未开发的地皮,但事实并非如此。 哥打白沙罗占地偌大的绿肺,其实就是已在2010年在宪报颁布的“哥打白沙罗社区森林保护区”(Kota Damansara Community Forest Reserve,简称 KDCFR),以致在区内严禁开发、发展。根据这森林保护区的人员透露,该区会举办更多教育性或休闲活动,以让居民参与。



毗连旺气商场

哥打白沙罗区内也有两座购物中心,分别是 The Strand 和双威吉萨(Sunway Giza),这俩都是社交名流流连忘返之地。这两个旺区也将哥打白沙罗更上层楼,吸引不少人迁居来此,而附近也可见发展项目如雨后春荀,人口也大增。此外,在 PJU 5 还有一个新的商业中心,即 Sunway Nexis,与前两者一样,都是应有尽有。

哥打白沙罗也被别称“嬉皮士中心”、“派对中心”,邻近大学的年轻人和学生皆涌入聚会、欢聚一堂,这三座购物中心不止有零售商店,而且也设有嬉皮士咖啡座与餐馆。双威吉萨是以看现场直播赛事或音乐活动等见称,常有不少赛事粉丝聚集,成为聚会热点。

而紧挨着双威吉萨的则是 Dataran Sunway,里面设有一家目前最新连锁经营餐馆——Shell Out,吸引不少城市人来造访,而该地同样地也有不少主题式咖啡座。另外,The Strand 则有 Encorp Strand 商场,内设不少家庭式的馆子或咖啡座,另有戏院等休闲设备。而 Sunway Nexis 刚抢滩,也开了许多嬉皮士咖啡座,也让顾客趋之若骛。

哥打白沙罗是一个位居要津的地区,与灵市和梳邦的地标性建筑也不会远,这促成它成为投资者的心头爱。而除了以上所述的地标,即使是开车前往万达城,也不过是12分钟车程,该区有首要媒体安家落户,更有大马首屈一指的万达购物中心。这也导致当地投资者将商铺转为酒店,以接待来访的外国人。

哥打白沙罗也与另外数个主要的休闲中心相距不远,例如斯里雪兰莪高尔夫球场(Seri Selangor Golf Club)、万达城高尔夫球场(Bandar Utama Golf Course)及丽阳高尔夫球场与渡假屋(Tropicana Golf and Country Resorts)。另外只需开车20分钟即可抵达南端的梳邦再也,该区设有蓝西森那美医药中心(也称为“梳邦再也医药中心”),另外还有苏丹阿都阿兹机场及双威金字塔购物中心,这也是大马另一个大型购物商场。投资者或可考虑在哥打白沙罗置业,再将产业转为 Airbnb 或民宿来经营。



交通便利,选择多端

哥打白沙罗可通往巴生谷数条高速大道,出行到巴生谷就容易极了,特别是去到吉隆坡。通往新巴生谷大道(NKVE),只需5分钟,而这大道是接通敦依斯万花园(TTDI)及梳邦(Subang)的。新巴生谷大道也衔接白蒲大道(LDP)及西部疏散大道(SPRINT),这也让居民往返哥打白沙罗和蒲种(Puchong)、满家乐(Mont Kiara)轻易不过了。

设备应有尽有,居民可说是被宠了,只是最大的缺点就是哥打白沙罗的交通问题,许多人宁可绕路避开哥打白沙罗,特别是交通巅峰时间,这是因为通常在非交通巅峰时间只需10分钟的路程,在塞车之时可能会塞至逾一小时。



那如何解决交通问题?

如上所述,哥打白沙罗的交通很糟糕,但投资者不应打退堂鼓。在2016年首阶段的捷运开通后, 从双溪毛糯(Sungai Buloh)通往加影(Kajang),当中贯穿哥打白沙罗和珍珠白沙罗,而苏连站只距离哥打白沙罗15分钟步行之遥而已。乘搭捷运即可逃过塞车梦魇,更可以响应多使用公共交通。另外也有两个邻近的驿站,分别是哥打白沙罗站和甘榜士拉末站。

这三个站都是接通哥打白沙罗,让居民可到达其它主要的城镇,无需驾驶。虽然乘搭捷运的时间稍长,但试想在交通巅峰时期塞在车龙阵里的感受,选搭捷运是理所当然的。再说,若您是开车前往旺区商铺,还得找车位,乘搭捷运就免此麻烦了。而公共交通的需求量也有渐长之势,特别是第二阶段与第三阶段的捷运工程已动工,这造就了哥打白沙罗物业的价值是有升有涨。

总结

总的来说,哥打白沙罗是一个为居民而设的城镇,从生活日常所需到福祉,而且也有多种设施,如哥打白沙罗社区森林保护区。而它位置居中,在双溪毛糯、八打灵再也和梳邦再也之间,也提供许多方便的便利给居民。而其位置也可说是四通八达的,只需接往高速大道即可畅游,而即使交通问题让人摇头,但投资者不应打退堂鼓,因为捷运可成为替代出行之选。

I don't mind living in Kota Damansara because of the amenities nearby and it's quite convenient. It's also very accessible to KL and PJ. But I don't like the traffic! Did the traffic congestion improve since the LRT is now ready???

Even though the LRT is ready now and should ease the traffic condition. The existing vehicles on the road will not disappear overnight. Probably more people working in the city will not consider buying a car from now on.

KD is considered very developed and congested now compared to many years ago. Property prices are not cheap as well. But it's a very strategic location.

I have been living in Kota Damansara since 12 years ago from a little known suburb to a bustling township now. Population has grown when PKNS decided to fast tack developments by having JV developments with Sunway, Encorp and Bandar Utama Development to name a few. Coupled with the nearby developments in Tropicana and the expected developments within Kwasa Land, the population growth will rise even further.

Getting around Kota Damansara and to various places in PJ and KL is so much easier if you know which route to use during peak and off peak hours. The NKVE is the key route for us to travel all over Malaysia as well as connecting to other highways like Elite ( to International Airport),  LDP to Puchong, Sprint to Mont Kiara/TTDI, Federal Highway to Klang, Duke to Ampang etc.          

The congestion during peak hours are usually caused by the bottlenecks at Giza Mall, Palm Springs condo. traffic lights and the Riana Green exit to Bandar Utama and the Damansara toll exit from NKVE. Other than that moving around is a breeze. The beauty of this place is that it has many exit main roads to various places. Another new highway DASH from Damansara to Shah Alam has begun preliminary construction passing through Kota Damansara.

The upcoming DUKE 2 highway should be able to further ease traffic around the Kota Damansara area... benefit most for residents from Segambut and Sungai Buloh.

staying in one of the apartment there since i study diploma. KD is transformed a lot. Area nearby such as sungai buloh is booming soon.

I remember Sungai Buloh as the PLUS highway northern gateway into the Klang Valley. 

Sungai Besi is the opposite PLUS highway southern gateway.

Soon residents in Kota Damansara can travel all the way to Kajang via the MRT with numerous stops importantly KL Sentral, Petaling Street, Bukit Bintang etc.

Really hope the MRT can reduce the number of cars on the road and ease the traffic jam in KL.

@domng There will not be any major reduction on the number of cars on the road as most Malaysians are not use to taking public transportation (due to the perception of it's unreliability and upkeep). Furthermore, many car owners are resorting to being the drivers for Uber and Grab.

The availability of Grab and Uber services. Can either boost or reduce the number of cars on the road. Let's see how SPAD control the ongoing trend.

If the total cost to travel is cheaper by mrt, surely more people will be on mrt.

So congested and developed now. Compared to say 10 years ago where the property prices there are still RM300k and below and not many people would like to stay in KD.

On July 17th 2017, the Kota Damansara & Surian MRT stations will be able to bring Kota Damansara residents to Muzium (KL Sentral station), Bukit Bintang all the way to Kajang.

@davidwong I see now that the roads around Giza have been completed, does it help ease the terrible jam before this?

@Zara Yes it has eased the traffic flow with the tunnel road below Giza stretch. However, along the stretch just after the tunnel to Palm Springs is still problematic due to a bottleneck and traffic lights.

Just went to KD last week. Seems like the traffic has improved ever since the completion of road works and LRT. Looks so much better now as well.
