Apartment with great location. U can hardly find any freehold property in USJ1 but this one is a freehold property. BRT station is right in front of its main entrance. A favourite place to stay for Segi and Cilantro students, cause it is within walking distance. Mydin, Giant and Summit are also within walking distance. Driving could be a nightmare here as the access roads are often very jam. Maintenance and up-keeping of property is also below average. The last time when I was there, the swimming pool is closed for repairs, not sure if it is in operation now. A lot of foreigners are staying there, not sure if it is safe. I would like to hear some comments from those staying or have property there. Is it a good place to invest? The prices there are relatively lower ...

How much is it and how many bedrooms? This is the Casa Tiara right? I was considering quite sometime ago, but changed my mind in the end as I prefer new properties instead of subsale.

Casa Subang is different from Casa Tiara. Casa Tiara is the one located at SS16 Subang Jaya near Aeon Big. Casa Subang is behind Mydin in USJ1. Since my last posting the prices has increased from 380K to 420K now (for 1062sf 4R2B unit). Mainly due to the BRT and title has been recently issued to unit owners.

It's a good place to live in and a good property for investment. Price is good too. Investors who are keen to get a place in Subang Jaya area should really consider this.

Kate, I'm not sure if it is a good place to stay - what I observed is traffic going in and out of that area is very bad, many foreigners (Mydin workers) and students are staying there.....

Location is good and convenient but a lot of foreigners studying in nearby college is staying there.

Yeah, many students from Segi. I wonder why not many students from Sunway or Monash staying here. It is just a BRT station away. Very convenient. May be because the BRT is just completed a few months ago. Next year new in-take many more students from Sunway and Monash will move here. Rental is set to go up! Better buy now...

Rental at the other side of Kesas highway ie. near Sunway and Monash area is around RM1000 per room. In Casa Subang u can get it at RM500 for a fully furnished room. Just pay around Rm100 per month for the BRT and save RM400, why not!

Feedback from a few potential buyers - they are afraid/concern that the 2 pieces of land just next to Casa Subang will be developed i.e. the big Mydin parking space and the piece of land owned by Sunway (now they used it to store construction equipment and vehicles). Anyone heard or know about any future development in this 2 pieces of land??

Residents in Casa Subang will no longer enjoy free parking at Mydin Subang. Mydin is building gantry to their car park and will start charging parking fees. Those who has been enjoying free parking when the take the BRT there will have to start paying also.

Last week, there was a 4R2B 1062sf unit going for RM350K - cash purchase only. It was immediately taken up the next day. 

Another new shopping complex has opened within walking distance from Casa Subang - Da Men.

With Da Men, the traffic problem in the area is getting worse.

Finally, residents here can no longer have free parking in Mydin. Mydin has started to impose parking charges in their parking areas. In fact, traffic flow is also affected, residents can't use the Mydin bypass to get out of the apartment, the only route out now is via the road at the back of Summit. That traffic light can cause serious super jam!
