RACE AND ABILITY TO PAY THE RENTAL

They love the place and takes care of it as much as the owner would
Hehe..I mean that owner preferred races. For example, I'm Malaysian, so I also hope I can find a tenant who are Malaysian, so I can communicate with them easily. Last time I rent for others country ppl, their slang totally different ,so I can't understand what they talking about..Hehe..
Good paymaster for long term.. and take good care of the property as if they own it.
Difficult to get such tenants nowadays?

If you are one of the lucky owners... don't even need agents to bring in the good tenants... they readily line up to rent your property... Haha
Clear up all the doubts and furnish the Tenant on what's the do's and dont's for the Property being rented out and keep both side in a harmony communications.

A good tenant is one who is a good pay master and also look after the property like their own. In order to have a good tenant, one also needs to be a good landlord. Need to communicate and respect each other.

If tenant has a resonable request eg air cond that has been in used for a long time and not worth repairing, replace it for them.
Be understanding if for some reason tenant is not able to pay rental on time.
The language and tone of voice in communicating with tenants should be cordial/polite.
Good tenant most important is good pay master , one of my property i never visit there since i rent to a company 4 years ago ...

Yes, agree that if the property is rented to a great tenant, really no worries to check on them regularly.
How about when the time comes to renew and extend the tenancy agreement?
@domng Now , we already no more any agreement since my previous tenancy 2+2 passed ... 'Trust' are our Agreement ...... Hahaha
So everything is under verbal agreement and trust beyond your 2+2 tenancy?
One plus point that I can see, now the rental income can go offline. No need to declare as rental income for tax purposes. Haha.

A good paymaster is the main item that makes up a good tenant.
Easy to communicate, take care of the property.
1. Pay ontime
2. Take care the unit
3. while leaving will handover properly and also find you a new tenant :)
