Of course , borrowers will feel the pinch  ...spread over 5yrs to 35 yrs . Therefore it is always wise to go for shorter term .

There's definitely a heartsore to the repayment done each month and there might feel some difference when doing so. 0.25 is on top of the BLR...

From my POV, It won't be a big impact on property market, as well as mortgage loan. and I think that Flexi-Loan will be a good choice for most of the buyer, so it will be a good news for those bank who provide flexi-loan.

For property market, developer tend to downsizing the layout and the price since end of last year, so it won't be a big impact on sales.
