Dear PropSocial readers and property fans, things are going south. And by this, we mean that inflation is receding, developers are offering attractive prices and packages, and development is trending towards Klang Valley’s southern growth corridor.

How can home seekers and investors leverage on the evolving market to maximise their home purchases and assets? The answer, of course, is to target value-driven launches in emerging growth hotspots, such as Berjaya Land Bhd’s The Tropika in Bukit Jalil.


Gorgeous greenery with a KL skyline

Sited on 6.5 freehold acres off the Shah Alam Expressway (KESAS), The Tropika nestles amidst not one, but two lushly landscaped green lungs within sight of the Kuala Lumpur city centre, namely the Bukit Jalil Golf & Country Resort and Bukit Jalil Recreational Park.

“The Tropika is meticulously crafted to provide residents with a home that incorporates the elements of an urban lifestyle and the lush greenery of nature so that they will be able to experience the best of both worlds,” says Berjaya Land CEO Datuk Pee Kang Seng.

The Tropika’s facilities deck was inspired by “crown shyness” in mature tree colonies.

The project itself is an integrated mixed-development with four residential towers comprising 868 serviced residence units, along with nine double-storey shop lots at ground level and 11 retail lots. The 39-storey Tower A is the first residential block to launch, offering 229 units of three layouts in two-bedroom and three-bedroom configurations.

Catering for families and working professionals, these layouts offer larger built-ups of 732 sq ft (Type A), 974 sq ft (Type B), 1,318 sq ft (Type C) and 1,251 sq ft (Type D – reserved for Tower D), with a maximum of seven units per level, or five units per floor in Tower D.

Residents can also enjoy 68 recreational amenities, most of which are at The Tropika’s dedicated facilities deck on Level 6. These are grouped into eight themed zones, such as The Comfort, The Natural and The Zen.

A variety of unit layouts cater for the needs of families and working professionals.

Along with features such as an infinity pool, steam and sauna rooms, an indoor gym and barbecue area, the developer has included intriguing additions such as a putting green, par course, hammock area, boxing ring, vegetable patch and jogging trail.

The facilities deck itself features a biophilic design inspired by “crown shyness,” a natural phenomenon where mature trees grow in full harmony while maintaining channel-like gaps between crowns, evoking a sense of simultaneous fulfilment and privacy.

“The efficient utilisation of space was imperative to us during the planning of the project, as demonstrated by the unit layouts and comprehensive facilities available to residents,” says Pee.


Klang Valley’s new centre of gravity

The Tropika’s residential towers, including Tower B (40 storeys), Tower C (42 storeys) and Tower D (37 storeys), sit on a seven-storey carpark podium. Each unit is entitled to two carpark bays.

Commercial amenities are being planned for the convenience of residents.

The development’s retail components include 23,695 sq ft allocated for a grocer. Its nine double-storey shop lots offer built-ups from 3,316 sq ft to 3,814 sq ft, with dual-frontage designs to maximise visibility for tenants, as well as retail lots ranging from 752 sq ft to 1,677 sq ft.

While the developer has yet to confirm anchor tenants for this component, it will likely focus on a complementary retail mix, with brands under the Berjaya Group such as 7-Eleven and Starbucks likely to appear.

In addition, a proposed link bridge will connect The Tropika to The Link 2, a neighbouring mixed development by Berjaya Land with an established retail mix including services like beauty parlours, yoga studios, dentists and clinics. F&B brands such as Mokka, Thai Jiang, Zakuro and The Berry Tale offer dining and nightlife options as well.

As one of the pioneer developers within the enclave, Berjaya Land’s launches within Bukit Jalil have uniformly enjoyed strategic locations with robust connectivity profiles. The Tropika is no exception, with proximity to the Damansara-Puchong Expressway (LDP), Puchong-Sungai Besi Highway, KESAS, Maju Expressway (MEX) and New Pantai Expressway.

Families will also appreciate the presence of transport and educational facilities in the area, including the Bukit Jalil and Awan Besar LRT stations in the Sri Petaling line, and SJKC Lai Meng, International Medical University and Asia Pacific University.

Finally, it’s worth noting that Bukit Jalil has seen an influx of interest from home seekers, investors and developers as a whole, with industry authorities such as celebrated “Map King” Ho Chin Soon, chairman of Ho Chin Soon Research Sdn Bhd, outlining the factors driving development into Klang Valley’s southern growth corridor.

Ho foresees new growth hotspots developing as centres of gravity shift south from Kuala Lumpur.

“In 2008, the locational centre of gravity in terms of accessibility was 15km from KL, in PJ State New Town. Over the years, growth to the north of KL was limited by limestone outcroppings and gazetted forest reserves, driving development west and south,” says Ho.

“Growth southwards was facilitated by highways such as the Kajang-Seremban Highway (LEKAS), MEX, KESAS, South Klang Valley Expressway (SKVE) and the KL-Seremban Highway.”

However, expansion outwards from KL will slow down as population growth declines and commuting distances increase, positioning areas within 30km of the city such as Bukit Jalil, Bandar Puteri Puchong and Bandar Mahkota Cheras as first-tier hotspots.

The Tropika is projected for completion by 2023. Prices for units in Tower A start at RM575,800 and range up to about RM1.03 mil, averaging at RM783 psf. Given its strategic location and competitive price points, it presents an attractive option for home seekers and investors alike.
