Petaling Jaya (PJ) has come a long way since its inception. Founded in 1952 as Kuala Lumpur’s sister city in a bid to decongest the capital, it has now become one of Malaysia’s best property hotspots. But where exactly in this city are people eyeing to buy a home? To answer that question, we listed six of the most sought-after areas in the city and what makes them so attractive to home buyers.



1. Mutiara Damansara

Touted as the Pearl of Klang Valley, Mutiara Damansara is a thriving major township north of Petaling Jaya City Council (city hall) that owes its success to its great accessibility. In fact, the area is not only well-connected to the Damansara–Puchong Expressway (LDP) but also the North-South Klang Valley Expressway (NKVE). Both highways connect the township with Kepong, Bandar Utama, Kota Damansara, Damansara Perdana and Taman Tun Dr. Ismail. Another good thing about the area is that it enjoys a relatively peaceful atmosphere as compared to Kuala Lumpur.

Further boosting the appeal of Mutiara Damansara are two trendy shopping destinations at its fore, namely The Curve and the Ikano Power Centre (IPC). The former features a courtyard and pedestrian street mall, where customers can experience open-air shopping and dining across more than 250 business establishments. Meanwhile, IPC is known for its sizeable IKEA store.

Close to the two buildings is a Tesco hypermarket and the first Cineleisure Complex in Klang Valley that combines a cinema with other entertainment facilities, such as a bowling alley, a video arcade, and many more. In addition, Mutiara Damansara is an important employment hub due to the presence of large firms there such as BMW, Lexus, and Proton.

2. SS2

Located northwest of PJ’s central business district, SS2 is a highly sought-after neighbourhood for its connectivity. While congestion is common in this area, it is only because SS2 borders the LDP Expressway, which connects Kuala Lumpur to the east as well as Puchong and Subang Jaya to the west.

The Taman Bahagia LRT Station is also strategically situated within SS2, with thousands of commuters using this particular station daily. Moreover, lots of public busses pass through the area, such as the Rapid KL busses, Petaling Jaya City Bus, and feeder buses originating from the Phileo Damansara MRT station.

Apart from being a vital transit point in PJ, SS2 also has a flourishing business scene. It is home to the Tropicana City Mall, and the district contains six commercial zones. There is also a daily morning market here, hawker centres close to a park, and a night market. Although the night market is only open during Mondays, it is the largest of its kind in PJ and is famous for mouth-watering Chinese dishes and durians.

Also a popular attraction in the area is the KTZ Food restaurant, which specialises in desserts and draws in crowds from all parts of Petaling Jaya. And an increasing attraction in this neighbourhood are all the bubble tea shops that are mushrooming up.

3. Kelana Jaya

Situated west of city hall, the suburb of Kelana Jaya is a flourishing neighbourhood thanks to the proximity of its business zones with residential enclaves. Perhaps one of the biggest pull factor of this neighbourhood is the Paradigm Mall, which is within a short walk of condominiums and myriad housing developments. The shopping mall is home to not only numerous popular eateries and retail stores, but also a GSC cinema and a Tesco hypermarket. And most importantly, Paradigm Mall is also a main bus station for getting busses to and fro KLIA and KLIA2.

Adding to Kelana Jaya’s attractiveness is its abundance of recreational facilities there. For example, locals and people from other parts of Petaling Jaya and Subang Jaya frequently visit Kelana Jaya Lake Park during weekends to fish or relax amidst the tranquil and verdant scenery.

The lake park is also adjacent to an array of sports facilities like a public swimming pool as well as courts for futsal, tennis, hockey, and badminton. Another nearby entertainment facility is the enormous Petaling Jaya Stadium, while the Perbadanan Kemajuan Negeri Selangor Sports Complex is just 1km away.

Similar to SS2, the LDP Expressway runs through Kelana Jaya, but residents can also get to this suburb via the Federal Highway. For those who prefer to use public transport, there’s the Kelana Jaya LRT Station, where one can also take a bus to other key areas like Cyberjaya, Putrajaya, Subang Jaya and Bandar Utama.

4. Kota Damansara

This flourishing township is hailed as a haven for nature lovers. The neighbourhood was originally a forest reserve before it was acquired for development by the Selangor State Development Corporation (PKNS) in the 1990s. Back then, the masterminds envisioned a massive township spanning 4,000 acres, but it was reduced to 857 acres to protect most of the forest area. The developer also set aside 1,000 acres for a botanical garden, and the public’s clamour to protect the area’s verdant surroundings gave birth to the Damansara Community Forest Reserve (KDCF).

Apart from being bordered by swathes of greenery, the township is undergoing rapid development on the back of its excellent location at the crossroads of three Selangor districts, namely Subang Jaya, Sungai Buloh and Petaling Jaya.

Moreover, well-heeled people frequently hangout at two trendy malls in the area, Sunway Giza and The Strand, further transforming Kota Damansara into a highly desirable address. While the neighbourhood is a famed hangout spot, residents of Kota Damansara can easily escape into the embrace of nature following a boisterous night.

5. Taman Jaya (Section 52, Petaling Jaya)

Section 52 of Petaling Jaya is a prominent neighbourhood in the city where only the affluent can afford a home. Notably, the owners of the Lotus Group have two mansions in this neighbourhood, further adding to the social status of Section 52.

Section 52 is a conveniently sited neighbourhood along Jalan Barat, and it has its own Taman Jaya LRT Station within walking distance. And adjacent to the station is a field where events are often held, which opposite it is one of the city’s first shopping centre, Amcorp Mall.

Found northeast of city hall, this neighbourhood is also an ideal home for people who advocate an eco-friendly lifestyle. There’s the Taman Jaya Park, which is one of PJ’s earliest green areas. More importantly, the place is within proximity to the Bukit Gasing Forest Park, which is extremely popular with hikers.

Besides being close to cultural attractions like the Petaling Jaya Museum and Thai Buddhist Chetawan Temple, residents of Taman Jaya can easily reach University Malaya Specialist Centre and University Malaya Medical Centre. Furthermore, the neighbourhood is conveniently located near Bukit Gasing and PJ New Town.

6. Seksyen 51A, Petaling Jaya

A short drive west of Petaling Jaya City Council (PJCC) lies Seksyen 51A. While this area doesn’t have much green spaces like the other places previously mentioned in this article, the Penchala River runs through the neighbourhood, likewise for the Federal Highway.

But what makes this area appealing to its residents is its proximity to a rich mix of amenities and employment hubs, like Amway Malaysia’s Headquarters. Apart from that, Seksyen 51A is a short drive away from city hall and other adjacent areas like Section 7 and Section 8 of Petaling Jaya, and Kampung Baiduri. It is also close to Beacon International Specialist Centre and the Petaling Jaya District Police Headquarters.
