Leading property developer and owner of largest land bank in Malaysia has on 13th November marked a new milestone with the unveiling of the first two tenants of their build-to-suit industrial facilities at Bandar Bukit Raja Industrial Gateway in partnership with Mitsui & Co., Ltd a global trading and investment firm, and Mitsubishi Estate Co., Ltd a comprehensive property developer and operator.

Bandar Bukit Raja Industrial Gateway is a built-to-suit world-class facility, that provides global players with a competitive edge. The 39-acre project will be developed by joint venture company SDMIT Development Sdn Bhd, in a prime industrial area of Bandar Bukit Raja.

Unveiled during the ceremony witnessed by YB Dato’ Teng Chang Khim, Chairman of Selangor State Investment, Industry and Trade, Small and Medium Industries Committee, the first two tenants of the Bandar Bukit Raja Industrial Gateway are Bandar Bukit Raja Industrial Gateway, Leschaco (Malaysia) Sdn. Bhd. and Senheng Electric (KL) Sdn Bhd, a global logistics service provider and Malaysia’s leading consumer electronics store provider respectively.

Construction on the BTS facility for both tenants are slated to begin simultaneously in November 2019, and combined, both facilities will have a land area of 10 acres and a built-up of approximately 385,000 sq ft.

Strategically located in the heart of Malaysia’s industrial township of Bandar Bukit Raja, build-to-suit facilities are the first of its kind ready supply chain hub. The facilities come with Grade A facilities, and a ready infrastructure of water, power supply and telecommunications.

Adding to that, Bandar Bukit Raja Gateway is strategically located close to ports, airports, and highways. Businesses, the major administration population, and business centres are conveniently served by a comprehensive network of highways.

Units are built to match the customer’s business requirement, which will, in turn, realise the efficiency of their operations. Implementing the latest technology to suit technical and operational needs and fuel business growth, customers are also offered flexible and spacious designs for a high degree of warehouse customisation.

Said Jörg Conrad, owner of the global Leschaco group an integrated logistics service provider for the chemical industry, the strategic location of Bandar Bukit Raja makes it an ideal location for their warehouse operations. “Paired with the flexibility in the facility design provided to us by Sime Darby Property and Mitsui & Co., we feel very comfortable having selected Bandar Bukit Raja for our new warehouse project.”

Adding on to that, Lothar Lauszat, Managing Director of Leschaco (Malaysia) Sdn. Bhd. states that Leschaco’s business requires very particular design features from a warehouse. “As these requirements are fully met, the new BTS facility will allow us to provide high-quality logistics services to our customers and the chemical industry in Malaysia, therefore strengthening and expanding our market position in Malaysia”.

The sentiment was shared by KC Lim, Deputy Managing Director of Senheng Malaysia who, speaking as the country’s leading consumer electronics chain store with 100 stores spread throughout the country, states that, “Our business requires timely shipment of goods from warehouse to stores and to customers. Bandar Bukit Raja Industrial Gateway’s location close to major highways allows us to save on time, ensuring seamless movement of goods to complete our supply chain demand, while the flexibility in facility design allows us to determine our specifications to suit our warehousing needs. These, coupled with personalised facilities, infrastructure and lease options, would also enable us to save on investment costs.”

SDMIT is in active discussions with multiple parties for additional tenants to the development. They plan to grow the portfolio of BTS facilities, and enhance long term recurring income through future expansion.
