Sime Darby has on the 4th of February kickstarted the first project in Malaysia Vision Valley 2.0 with the groundbreaking ceremony of the XME Business Park in Nilai Impian, Negeri Sembilan. The highly anticipated development will be sited within the gated and guarded environment of green lungs and versatile designs.

XME Business Park will be built over 69.72 acres of prime freehold land within the established township of Nilai Impian. The first-ever managed industrial park in Negeri Sembilan, the development will carry a Gross Development Value (GDV) of RM520 million.

The groundbreaking ceremony was officiated by Negeri Sembilan Menteri Besar Dato’ Seri Aminuddin Harun. Also in attendance at the event were State Speaker Dato’ Zulkefly Mohamad Bin Omar, State Secretary Dato’ Dr. Razali Bin Ab Malik, and State Investment, Industry, Entrepreneurship, Education and Human Capital committee chairman Dato’ Dr. Mohamad Rafie bin Ab Malek.

According to Sime Darby Property Acting Group Chief Executive Officer Dato’ Wan Hashimi Albakri, the XME Business Park is strategically located at the gateway of Negeri Sembilan and Malaysia Vision Valley 2.0.

Said Wan Hashimi, “The MVV development begins in earnest with the XME Business Park. We are confident of the park doing well due to its great location and the impending enhancements to the infrastructure with major projects such as the East Coast Railway Line.”

The XME Business Park will be a pioneer of managed industrial development in the Malaysia Vision Valley 2.0, and set the standards for future industrial parks in Negeri Sembilan. The park which will comprise of 149 units will be built over two phases.

Phase 1 of the XME Business Park was launched in December 2019, and will consist of 75 units of semi-detached and detached units. The built-up for these units will range between 5,600 sf up to 29,000 sf, with price tags varying between RM2.5 million and RM18.5 million. Phase 1 is slated for completion in December 2021, and carries a GDV of RM307 million.

Half of the first phase has already been taken up within the first month of its soft launch. The main industries interested in the project include those from the logistics and warehousing, food & beverage (central kitchens), engineering, food processing and packaging and metal fabrication industries.

Providing seamless access to the business park are numerous major highways, including the ELITE Highway, North-South Expressway, and LEKAS Highway. These highways provide easy connectivity to the north of Kuala Lumpur, Seremban, Johor, and Singapore to the south, and KLIA and Putrajaya to the east. Also due to its prime location, tenants will enjoy a prominent location with high visibility from the North-South Expressway.
