Investing in real estate is one way to make it big, with American billionaire Andrew Carnegie saying that nine out of ten millionaires accumulated their wealth by purchasing properties. So if you’re scouting for potential investment properties in Kuala Lumpur, particularly in Cheras, we compiled some of the top-selling condominiums in the township with the fastest increasing price trend.

The data comes from the Valuation and Property Services Department (JPPH). We excluded developments with negative capital growth. Apart from the Windows On The Park and Vina Versatile Homes, the rest of the projects are among the top-selling in January to December 2018. Notably, all of these developments in the list are freehold and most have large amounts of green spaces.

I. Green Residence

Median Price: RM690,000
Capital Growth: 30.54 percent in 2018 (4.3 percent as of Jan 2020)

The Green Residence is a 596-unit freehold condominium was not only ranked among the 10 most transacted condominiums in 2018, it also made it to the top 10 for condos with the highest capital growth in Malaysia at that time.

In fact, it saw a whopping capital appreciation of 30.54 percent in 2018, but it has since moderated to 4.3 percent as of 24 Jan 2020. That’s still a lot, considering that the average capital growth of properties in Cheras (Selangor) was only 1.0 percent two years ago.

Another plus point is that the project was recently completed in 2017. It was developed by Binastra Group and has a gross development value (GDV) of RM533 million. The units here have spacious layouts, with built-up areas ranging from 1,127 sf to 1,557 sf.

True to its name, the condominium is a haven for nature lovers. Apart from being certified by Malaysia’s Green Building Index (GBI), the 9.88-acre project features 3.9 acres of verdant spaces. That means more than a third of the development site is occupied by parklands, greenery and thematic gardens.

Moreover, on the development’s rear stands a lush natural forest reserve spanning 2.4 acres. The 35-storey condo also offers breath-taking views of Cheras on the south and Kuala Lumpur on the north side.

Situated in the heart of the mature township of Cheras, the project is super close to amenities. These include Cheras Leisure Mall, Giant Taman Connaught, Cheras Sentral Mall and AEON Mall Cheras Selatan. It’s also near healthcare facilities like Columbia Asia Hospital, Pantai Hospital Cheras and Hospital Canselor Tuanku Muhriz UKM, as well as top schools such as UCSI University and Cempaka International School.

Apart from having easy access to major highways like the SMART Tunnel, East-West Link Expressway and Kuala Lumpur Middle Ring Road 2 (MRR2), the development is just beside the Taman Suntex MRT Station.

II. Windows On The Park

Median Price: RM825,000
Capital Growth: 5.6 percent as of 2020

Although this freehold development is not among the top-selling condominiums in Cheras, Windows On The Park is among the high-rise projects with the fastest capital appreciation. As of 24 Jan 2020, it witnessed a capital growth of 5.6 percent. It’s also the most expensive property on the list.

Completed in 2015, the 9.8-acre development consists of three high-rise blocks with heights of 15, 17 and 33 storeys. The buildings contain a total of 540 units, with various configurations from a modest 916 sf to a spacious 4,336 sf.

Constructed by reputable developer Selangor Dredging Berhad (SDB), the condominium was built based on world-class standards. Consequently, it’s extremely sturdy and is earthquake resistant. The units also don’t face the sun, so the premises remain cool throughout the day. In addition, each unit is equipped with sufficient windows and there’s an excellent ventilation system.

Just like Green Residence, the developer didn’t skimp out on the greenery, and the project is nestled amidst a sea of trees. Peer through your windows and you’ll be greeted with verdant surroundings.

In terms of amenities, the condominium is within proximity to Econsave, AEON Big and Giant Hypermarket. It’s also near the restaurants and commercial establishments in the Cheras Selatan area and Bandar Tun Hussein Onn. Top schools in the vicinity include Cempaka International School, Australia International School and Alice Smith International School.

Apart from being close to Batu 11 Cheras MRT Station and Bandar Tun Hussein Onn MRT Station, the project is accessible via Sungai Besi Expressway, SUKE Expressway, Cheras-Kajang Expressway, Lebuh Utama Tun Hussein Onn, and Kajang Dispersal Link Expressway (SILK).

III. Venice Hill

Median Price: RM255,000
Capital Growth: 5.5 percent as of 2020

This freehold project was the number one top-selling condominium in Cheras from January to December 2018. Demand still remains strong, as its capital appreciation reached a healthy 5.5 percent as of the time of writing. This is also the second most affordable condo on the list.

However, a downside is that this is a high-density development. It comprises 12 residential blocks with heights of 17 to 30 storeys with a total of 1,339 units. Buyers can select from five layouts, with sizes measuring between 1,200 sf and 1,600 sf. Constructed by the Li-Foong Group and designed by Australia’s ELIA Architecture, the development was completed in the year 2000, so it is at least two decades old.

Accessible via Cheras-Kajang Expressway and Jalan Hulu Langat, the project is close to many amenities. The Cheras Leisure Mall and Cheras Sentral Mall are both just a short drive away. Apart from that, it’s not a hassle to find a good school for kids as the development is so near the Cempaka International School and Masterskill University College of Health Sciences.

IV. Vina Versatile Homes

Median Price: RM520,000
Capital Growth: 3.2 percent as of 2020

While this freehold project is not among the best-selling condominiums, Vina Versatile Homes is among the high-rise projects with the fastest capital appreciation in the township. As of the time of writing, its capital appreciation hit 3.2 percent, a fairly high pace of increment.

Completed in 2016, the development consists of three residential blocks, with heights of 12, 17 and 26 storeys. The buildings contain a total of 474 units, with three configuration options from 1,250 sf to 2,887 sf. Interestingly, some of the units are under the dual-key concept, making them easy to rent out.

Constructed by Mitraland Group, the condominium has a GDV of RM320 million. It also has generous amounts of green space. For example, the 7.5-acre development features a green deck spanning 4 acres and a 610m-long forest jogging trail.

The development is situated within an established neighborhood. As a result, it’s within proximity to Cheras Sentral Mall, Cheras Leisure Mall, AEON Mall Cheras Selatan, and Giant Hypermarket Cheras.

For medical emergencies, it’s good to know that residents can quickly reach the Columbia Asia Hospital, Pantai Hospital Cheras, and Hospital Canselor Tuanku Muhriz UKM. Nearby excellent schools include UCSI University, Cempaka International College and Masterskill University College of Health Sciences.

Besides being close to the Bandar Tun Hussein Onn MRT station, the condominium enjoys good accessibility via MRR2, SILK Expressway, Sungai Besi Expressway, East-West Link Expressway, Cheras-Kajang Expressway and Kuala Lumpur-Seremban Expressway.

V. Sri Hijau

Median Price: RM250,000
Capital Growth: 3.1 percent as of 2020

This is the most affordable property on the list, with a median price of RM250,000, slightly lower than Venice Hill’s RM255,000. It is also the seventh top-selling high-rise project in the township of Cheras in 2018.

At this freehold development, buyers can choose from different layouts, with built-up areas ranging from 865 sf to 1,114 sf. The development is not too high as it’s just 9 storeys tall.

While this condominium by Narajaya Sdn Bhd is not aesthetically pleasing, it doesn’t look shabby. However, the project comes with just a few facilities, including a swimming pool, a minimart, and a playground. Also, it doesn’t have much greenery – and in retrospect, some parts of the spacious tiled flooring at the swimming pool could have been used for plants or shrubs.

Nonetheless, the development is a 15-minute drive to the Bandar Tun Hussein Onn MRT Station. Residents of the condo can also easily reach the SILK Highway, Sungai Besi Expressway, North-South Expressway, Cheras-Kajang Expressway and Kajang-Seremban Highway (LEKAS).
