Dian Residency’s Edge Versus Rivals

With such a promising outlook, CPI Land plans to build a mixed-use project in the area called Dian Residency. What makes it so desirable is that despite the affordable prices (to be discussed in detail below), the developer didn’t scrimp on the facilities, setting it apart from the competition.

Instead of having the vibe of a typical mass housing, it is more of a fusion of a condominium and a resort with plenty of amazing features. For instance, on the 11th floor, there is a wading pool and a larger swimming pool. In particular, there are 651 units of serviced apartments, 168 commercial suites, and 13 shop lots. Note that the serviced apartments and commercial suites can be used as residences, while the shop lots can only be used for commercial purposes. Another thing to be aware of is that only the serviced apartments are regulated by the Housing Development (Control and Licensing) Act of 1966.

Homebuyers can choose from 4 types of serviced apartments (Type A, B, C, and C1). The smallest at 550 sf is Type A, which comes with 2 bedrooms and 1 bathroom. The other 3 types have built-up areas of 810 sf and all are equipped with 3 bedrooms and 2 bathrooms. As for the commercial suites, they are either a studio or a 2-bedroom unit measuring 290 sf or 489 sf. Meanwhile, the shop lots range from 800 sf to 1,715 sf.

The most affordable are the commercial suites, which are expected to be priced from RM170,000 each, followed by the 2-bedroom serviced apartments (RM270,000), and the 3-bedroom serviced apartments at a starting price of RM415,000. Meanwhile, the shop lots are estimated to fetch at least RM610,000. The selling prices work out to around RM490 per sf (minimum), which is 20% to 30% below the market price in Shah Alam. Meanwhile, the monthly maintenance fee is estimated to be about RM0.30 per sf.

The 3-bedroom units are the most popular of units among home buyers, especially families. This is due to their spaciousness and affordability, and its price point that places it among the most affordable of homes in Shah Alam.

This means ordinary Malaysians can acquire the commercial suites and the 2-bedroom serviced apartments without much difficulty, whereas the 3-bedroom serviced apartments and retail shops are within the reach of middle-income families. It also presents an opportunity for investors to acquire entry-level rental properties, as Dian Residency is close to reputable schools and bustling employment hubs.

Kindly note the above figures are indicative prices. These are not yet final and may change during the official launch, which is slated for the year 2020. As for the project’s completion date, Dian Residency is expected to be ready within three years of its unveiling.


Amenities Near Dian Residency

Strategically located within a mature neighbourhood in Seksyen 13, Shah Alam, the future residents of Dian Residency will have easy access to a multitude of amenities. For instance, those without any vehicle can commute via Seksyen 13’s bus stop and go to the nearest LRT stations, Glenmarie and Malawati (under construction).
