Mah Sing Group's (Mah Sing) M Vertica 2-way ingress and egress ramp on Jalan Cheras is completed and scheduled to open in April 2023. The ramp will enable residents’ direct access to their carparks on levels 3, 3A, and 5, significantly dispersing traffic within the carpark and reducing travel time for residents to get to their carpark.

The event was officiated by Tuan Tan Kok Wai, Cheras Parliamentary Member together with Mah Sing’s Founder and Group Managing Director, Tan Sri Dato’ Sri Leong Hoy Kum, Mah Sing’s Group Chief Executive Officer, Datuk Ho Hon Sang, Mah Sing’s Chief Executive Officer of Property Subsidiaries, Yeoh Chee Beng, as well as Mah Sing’s senior management team and government officials.

Mah Sing invested RM23 million to build the ramp with the objective of improving the lifestyle of M Vertica residents as well as easing traffic on Jalan Cheras, Jalan Besraya, Jalan Ikan Ayu, and Jalan Ikan Emas. The construction of the ramp began on January 2022. On top of this, M Vertica’s carpark is designed with wider access ramps (approximately 4m width) at all carpark levels, all fitting in the design philosophy of providing ample space.

Mah Sing’s Group Chief Executive Officer, Datuk Ho Hon Sang said, “Launched in 2018, the 11.25-acres M Vertica in Cheras is one of Mah Sing’s largest M Series affordable high-rise residential developments. Comprising a total of 5 towers, Towers A and B of this development were completed, and 90% handed over to the purchasers. The remaining Towers C, D and E are targeted for vacant possession in April 2023. While Towers A, B and C are fully sold, Tower E is now open for sale. The overall take-up for this development has reached 90%.”


High QLASSIC Score of 83%

M Vertica obtained above 80% score for the Quality Assessment System in Construction (QLASSIC) for the Phase 2 of construction. M Vertica’s Tower C received an 82% score while Tower D, E and Podium B scored 83%. QLASSIC was introduced by the Construction Industry Development Board (CIDB) as an independent assessment tool to ensure and evaluate the workmanship quality of a building construction work based on the Construction Industry Standard (CIS: 7:2021).

M Vertica is located 500meters from the Maluri LRT and MRT Interchange and is 800meters to Taman Permata MRT Station (2 MRT Stations away from TRX and 3 MRT Stations away from Bukit Bintang/Golden Triangle area). M Vertica has a 4.54-acre landscape and facilities podium built on top of the residential parking which provides the residents with a panoramic view of the KL skyline while they enjoy the facilities provided. This development comprises over 40 exclusive facilities for all age groups such as children’s water splash play and chill area, as well as a 50m infinity swimming pool, with a variety of facilities provided that caters to all walks of life and age.

Residents of M Vertica will have many options when it comes to surrounding amenities such as shopping malls like Aeon Taman Maluri and Sunway Velocity, and educational institutions like Taylor’s International School Kuala Lumpur and SRJK(C) Naam Kheung – bringing convenience to the families and meeting all their different needs. All the blocks are served by high-performance lifts to reduce waiting time for residents.


Sustainable, Speedy and Safe Construction Technology, With Green Features

Mah Sing continues to introduce more environmentally friendly features into home design and construction. As part of its ongoing sustainability initiative, the new construction methodology using an aluminium formwork system was implemented in M Vertica. Besides eliminating the use of timber formworks and replacing them with reusable aluminium thereby reducing waste, this method also improved the speed of structure casting. The project also used the safer and faster Self Climbing Platform (SCP), where steel structures acted as safety and protection for external architecture, façade work and more.

Some of the green features implemented in the project includes the Stream Pneumatic Waste Management system, LED lighting for common areas, rainwater harvesting for landscape irrigation, cross natural ventilation in common corridors and electrical vehicle charging stations. Within the homes, low-e glass was fitted for units facing west, and low volatile compound (low voc) paint were used, and the wc also comes with dual flush feature to save water consumption.
