For that price and that area, I'd say you definitely need to buy subsale, in either a really horrible or "medium cost" area, or you'll have to up your budget.
Yea, that's what I've been hearing. Even a single storey intermediate house with 3 bedrooms cost RM850k over in SS14 Subang Jaya and a really old rundown 1.5 storey intermediate house in USJ 2 cost about RM700k. Traffic over there is horrendous though, wouldn't want to stay there.
I have one Single Storey unit in SS14, RM750k. But it is basic unit. Interested?
Jay, thanks for your reply. SS14 is a great location, it's where my parents are currently staying. I saw one single storey available in SS14, not sure if it's the same one I saw. Is it the one right opposite across SMSJ school? If yes, I don't quite like it, doesn't look like it's in a good condition. Moreover, I prefer double storey, which I've been told it's not easy to find in Subang area with that kind of budget :(
I've heard that Impian Meridien, USJ1 is a good property. But it looks so dodgy from outside. Anyone knows that place well enough?
Impian Meridian, USJ1 is at a good location which having mall, university & BRT within walking distance. Dodgy is due to the wall is not re-paint, this happened to all the high rise in malaysia which doesn't have the re-paint wall practice. But actually the management is quite ok also. Management & tenant is the most important asset for a typical high rise condo. Recently they also terminated those contract with blackie which used to be tenant there, to control the type of crowd. I believe when Da Men USJ and BRT done, it definitely will boost up the price again.
Only one thing which i see is a real headache for this condo is the car park, you gonna drive your car as if you riding roller coaster, round and round and round. The higher you stay the higher you round~ Cheers~
With that budget, u can get 20x60 DSL or 1.5 storey link house in USJ2, USJ 6, USJ13 area. If u prefer condo, check out Sri Bayu at USJ11. If u don't mind leasehold properties, there are a few newly completed condo in USJ1 - Regalia and USJ One Park...
Alternatively, go and get 2 units at Goodyear Court. One for own use and another as investment. Sell one later when the price double in 10 years time and u are actually getting the remaining on FOC..... Court 1, Court 3 and Court 5 are the best options i.e. gated and low maintenance fee and with LRT station within walking distance.

How about Olive Condo? The one near Empire Subang? Is it worth investing in? Anybody knows about it?
I've heard that Olive Residences, the quality of workmanship is quite bad. But I think it's quite affordable in that prime location.
I've finally managed to buy The Duo at USJ1 next to Empire Remix. Completion in 2017. Fingers crossed, hopefully no poor quality of workmanship issues.

Then there is Alam Megah LRT opposite Tanamera

Hi, Not that I know of any MRT station names , that term is more for Singapore transportation.
I understand LRT is Light Rail Transit and MRT is Mass Rail Transit.
Difference is the number of passengers the train can carry and its speed? correct me if mistaken...
In general:
LRT is Light Rail Transit (that is found inside the city)
and MRT is Metro Rail Transit is used across city.

For Singapore, LRT is inside a taman bringing people from that taman to the main station to interconnect it to the MRT to go to other places
In Malaysia, the LRT and the MRT are more or less same serving different taman but MRT have a longer route comparing to LRT

For everyone to remember easily...
L in LRT is for LIGHT (Smaller) and M in MRT is for MASS (Bigger)
In Singapore, it is very seamless when transiting between LRT, MRT, and even bus services (fare charged according to journey distance)... whereby in Malaysia, you may have to exit an LRT station and reenter another MRT station opposite the road to continue your journey...
Last week I saw some ads on a new launching for a condo in Subang West. I assume is for Arte project? Does anyone know where exactly that is? There's not many new properties in Subang area is there?

this KTM do not have park & ride facilities, u can see all car parking at the road side.

I do hope that there is a regular shuttle bus service to ferry passengers to and from this KTM station. To avoid under utilization of this KTM station.
What about the luxury condo facing Subang Parade next to Empire, Saujana Residency or Olive? I think it's great location.

Yes agree with you... too many great selections in a tiny compressed area. A person who rents practically can move around condos once he get bored with a particular condominium. Haha
You One Residence @ USJ 1 is a good place to live in too, but it's quite expensive. It's more than 1 mil for about 1,700 sf if I am not mistaken.

RM1,000,000 / 1700 sf is around RM588 psf... Not the highest in the market i reckon.
