What we can do when tenant not pay rental?

Go to bfm and download a podcast they did on non paying tenants the legal way to kick them out. The not so nice way which I have heard  people do to do is hire gangsters to kick them out.

change locks. go to management, delete his entry card approval, and then post new advert.

might be prudent to first find out the reason behind no payment or late payment by the tenant... Need to remind the tenants that the upfront deposit cannot be used to pay monthly rental.

  Well, look into your tenancy agreement and see what were covered there.

Hmmm, it's better to consult a lawyer on that, as that's their job anyway. Haha

Screen your potential tenants properly, at current economic condition, there will be more payment default 

any ideas how to evict the tenant with our best effort before hire lawyer to issue warning letter and bring up to court?

I would suggest to cut their water or electricity supply if utilities applied by Owner. That should wake the tenant up and pay the rental on time!
