Seems like a very high density area. Don't think I want to live there. I can imagine the traffic. Might be a good place for investment though.

Yah the traffic will be a major problem if all phases are completed and occupied.. However we take comfort of the lrt station being constructed in 2 years time and it will be a good place for investment..
For own stay i suggest lower density area.
Don't like that place. Congested and dusty.

The review's up, but doesn't say much. From what I heard from my friends though, the shops are all still empty and the colour scheme is.... extremely eye-catching from the highway. Not in a good way. =.=
Are you looking for short or long term investment? And what kind of tenants are you looking for, students or white collared workers? Budget?

erm... for white collared workers... would you prefer the rental market or for capital appreciation? I'd suggest you go for capital appreciation if your budget is already so high.
haha, i'm currently staying here in OUG Parklane. Shop is getting more and more on preparing for open up.
@johnshen_831 Cool!! So is it a nice place to stay in?? Is traffic ok in the area? What are the majority of the tenants.. ? Are they like families or investors? ;) Do you have any idea what kind of shops will be opening there? Will they be like Starbucks and McDonald's.. or more like boutique makan shops? :)
@Dianne Well, is not fully occupied yet but getting more n more people is coming in. People who stay here got family type, students, young working single or couple. Both local and foreign. We have kindergarden/Day care center, mamak got 2, hardware, self-service laundry, convenient stall, mini market and some shop is opening soon. Starbuck n McD i really got no ideas. XD
well, this is only for Phase E, the 3 orange color blocks. I haven't go n discover the Phase D, the grey color blocks.
Cool!! Keep us updated.. how many blocks are there anyway? i know there's another green set of blocks. =P
@Dianne, the whole project consist of 4400 units. It's consider a small 'taman' already and YES the address is Taman OUG Parklane. Total of 11 blocks.

At one point the units are selling at 450K and now there are offers at 390K. Rental was initially at 1300-1400 (furnished), now I think can get at 1K. May be the flippers are becoming desperate.... too many supply there.
@ppnnkk2011 ... yes, too many motivated landlord letting go their unit with very low price for rental and selling price. Good for tenant and buyer but in the other hand, not so good for landlord. Rental received can't really cover the monthly mortgage payment. Is kind of sad situation. Lucky that FREE management fee for 1 year. Otherwise, the burden is more heavy to maintain their monthly commitment on their property.
I saw somewhere, now they are offering 2 years free maintenance fee. Is it true??

This seems to be quite a hot property. There's lot of ads posted and also demand for this, however it somehow looks quite empty from the outside. Is this place quite occupied by now?

Is this place nearby any MRT stations? It appears to be the in-thing nowadays to own properties within walking distance or a stone's throw away from MRT stations...

Very high density area as it have 3 Blocks with insufficient parking spaces. Each unit comes with 1 parking lot which I don't think it's sufficient and public parking are mostly reserved now from the retail shops below.
@JohnL any parking for rent from management?
nowadays still have apartment units which only come with a single parking lot?
To save on valuable space, some developments offer front-back instead of side-by-side configuration for 2 parking lots per unit.
@6011_3531_5354 From what I know, really have to go to their management area at the pool level to have a check and see. I really not too sure, I know this is because I have friends staying there on their own and not for investment due to working area nearby
@domng I come across that there are some with no parking space provided, Some can be bought from the management or some is just renting from the management per month basis. Not fully owned.
Scarcity is one of the criteria for a good investment. For OUG Parklane development, it has thousands of units in the vicinity, which lead to slow capital appreciation along the years. I've approach some owners their first hand purchasing price from developer is around 380k and now the market is asking 390k - 400k after 2 years completion time. Hence, I would say it is not a good investment choice. However, the is a strong rental market to support owner to offset some of their monthly installment. For own stay, definitely not a problem as long as it mean convenient from your working place or the budget is at your expectation especially for young generation.

Higher density means lower maintenance fee psf... Always there are Pros and Cons to every investment.
its depend on who rent there. if its become one of the foreigners hotspot, sure will affect future investment prospect

But be frank, the density there is truly high and most of it is rented out to foreigners. Some times they do party till late and create nuisance.
Maintenance psf definitely cheaper compared to soho, studio all. .
