Close proximity to Genting Highlands and KL. Factory Outlet is opening next year opposite Awana. 20th Century Fox Theme park will also be opening soon. Any recommended old and new properties there??

... but there is more than 10000 hotel rooms at the peak... 

Not really recommend to invest there.

1st. not much population for staying there. transport not convenience. 

2nd. There is so much of free Hotel in first world already. If u are looking for Tourism Places and property investment, Highly recommend Malacca.
