capital gain first then go for passive income :) When don't have sufficient capital, aim only one either keep or flip ! How about you?

Both, as with any other investment options. Must plan to diversify and leverage on capital gains and rental yield from property investment. If you are lucky, can achieve both Capital Gains and Rental Yield, regardless short or long term. :^)
