I think is buy now and sell later if you have enough cash flow. Good deal property cannot wait, and there is enough time for moving out and do renovation.

Can be property investment guru if have the right connections. Just be an advisor and charge for it, no need to worry about the risk of property investment.

If you reputation exceeds your risk. Don't see what is stopping you from charging to give seminars on property investment. But your track record and proven experience must be there first.

Nowadays, I can see a lot of gurus charging thousands of Singapore dollars to teach them how to invest in Stock Market. In the end, they keep their top secrets with them. So that you constantly go back to back for advice. 

There is sure to be an equivalent in Property investment and even Forex Trading.
