Grandlis @ Setia EcoHill is a collection of 2-storey freehold superlink houses, expected to be completed in 2017. The development forms part of the gated and guarded Horizon Residence in Setia EcoHill, Semenyih. Each first floor bedroom in the Grandlis homes has its own attached bathroom, and there is a guest room on the ground floor. The layout of the houses is practical and straightforward, with separate dry and wet kitchens, an open-plan living and dining area. Grandlis houses are fitted with rainwater harvesting and security systems. Residents will also get to enjoy gardens like the Fragrance Garden and Sun Bird Walk, and use the recreational facilities in the 350,000 sf Setia EcoHill clubhouse (targeted for completion in 2018). The clubhouse will boast an Olympic-sized pool, sports courts, adventure parks and even a pre-school by R.E.A.L Kids. While Semenyih might have been known as a township with a slower rate of development, recent years have seen growth in terms of amenities. For example, right opposite the Setia EcoHill development, there is a Tesco hypermarket, where one can find eateries, shops, and ATM machines. Right outside the master development, there is also a Petronas petrol station. Grandlis’s residents will have access to high quality educational institutions for students of various ages. For the younger ones, the Tenby International Schools has recently opened a branch in Setia EcoHill. For older students, the Malaysian Campus of the University of Nottingham – just about 8km away – has been established for more than 10 years in Semenyih, after opening in 2000. In the past, traffic jams were an issue as there were few routes in and out of the area other than Jalan Semenyih. The EcoHill Link, opened in 2015, has since helped to ease the traffic. It leads to the Kajang-Seremban Highway (LEKAS), allowing residents to connect to places like Seremban, Puchong (through the Kajang SILK Highway), Cheras (through the Cheras-Kajang Expressway) and Bangi. On the whole, properties at Setia EcoHill have great potential to escalate in value. Already the houses are in good demand, as more and more buyers seek homes further away from the congested Kuala Lumpur city and its satellite towns.
