E Residence is a multi-phase integrated project being developed near Telipok town on the outskirts of Kota Kinabalu in Sabah. The residential phase of the project will see the completion of apartment residences while the commercial titles will comprise of shop offices and a supermarket, all spread out over 40 acres of land.
The E Residence township offers spacious apartment homes within an enclave surrounded by greenery, secluded from the hectic bustle of the city. Built on 40.45 acres of leasehold land, the intricately planned development aims to offer comfortable homes with ease of reach to a range of amenities while still being accessible to the city when needed.
Phase 1 of E Residence is underway, comprising an apartment housing Type B and Type C homes. There are 240 of the former, and 80 units of the latter. Both types of units are sized at 1,029 sf with 3 bedrooms and 2 bathrooms. Type B units begin from RM288,000 while Type C is from RM304,000.
Phase 2 is also in its planning stage, where another apartment residence will house 160 Type A units, 360 Type B units and 160 Type C units. The homes come with 3 bedrooms and 2 bathrooms at sizes of 1,176 sf for the first type while the latter 2 are 1,029 sf.
E Residence does not offer much facilities to its residents. Other than 24-hour security, there is an open space for communal use. Though facilities offered may not be exceptional, E Residence aims to bring convenient living to its residents. Phase 3 is in the pipeline, which will see the integration of 24 triple-storey shop offices and a double-storey supermarket, along with an additional 200 units of Type B apartment homes and 80 Type C units, all 1,029 sf in size with 3 bedrooms and 2 bathrooms.
Once completed, the commercial titles at E Residence may house businesses and amenities catered to the residents within the township and even those of nearby towns and neighbourhoods. With the supermarket, it is expected that residents may not even have to leave the township for grocery needs, which is highly convenient. However, more amenities can be found in the town of Telipok, just under 5 minutes from the development, where schools such as SK Pekan Telipok, SMK Pekan Telipok, and SMK St. Peter Telipok can be found. There are also numerous eateries, convenience stores, mini markets, pharmacies, clinics, and even a Giant hypermarket in the town.
Accessibility to and from E Residence is enabled through Jalan Tuaran or Route 3. This main road connects to the Telipok town, heading southwest, as well as the city centre of Kota Kinabalu approximately 30 minutes away. Just over 10 minutes in the opposite direction along Jalan Tuaran from E Residence will lead to the town of Tuaran, where even more amenities and conveniences are also located. Other major roads within reach of the development include Route 22, which links to the town of Tamparuli, also about 10 minutes’ drive from the development. Public transportation in the form of mini busses are available at Telipok.
