With hallmarks such as the nation’s Walk of Fame, the celebrity face of shoe courtier Jimmy Choo, and luxury living competitively priced at RM2,000 per square foot (psf), Star Development (consisting of the residential and commercial components respectively named Star Residences and Star Boulevard) is a prime demonstration of 21st century placemaking and destined to be one of the most-visited parts of the city centre.
Aside from its silhouette piercing through the skyline of Kuala Lumpur (KL) with its trio of 57-storey and 58-storey towers, Star Development’s next most noticeable feature from afar would be the RM1.5 million eco-centric composition of carbon and precious metals glittering in the tropical sun. Envisioned by Alan Koh, the chief executive officer of the aspirationally named developer Alpine Return, this mosaic tile wall mural is officially recognised in the Malaysia Book of Records as the nation’s largest and is visible from up to 2km away.
Constructed by world-class builders Samsung C&T as part of the 4-acre Star Development, the five retail blocks of Star Boulevard capture attention with six storeys of glass panels reflecting the sandstone and slate of neighbouring buildings. Up close, a curtain of free-floating metallic stars provides a dynamic backdrop for the mall’s logo that shimmers in winds compressed by the urban canyon of Jalan Yap Kwan Seng.
Star Boulevard puts an additional 130,000 sf of net lettable retail space within 200 to 300 meters of Suria KLCC and Avenue K, but what really provides Star Boulevard with the potential to extend KL’s high street is the structured management model adopted by the managing firm, LAB Properties, which entails a directed control of retail spaces to maximise rental yields and capital appreciation for investors – a philosophy shared by some of the nation’s most prestigious retail destinations.
The degree of control that LAB Properties exercises over Star Boulevard’s retail units ensure a cohesive and unique mix of offerings that make Star Development a destination on par with some of the older developments of the area. The curated selection of tenants at Star Boulevard includes Michelin-starred restaurants and radical facilities to appeal to cosmopolitan urbanites – such as Colony’s flagship coworking space, the nation’s first premium social lounge, and the city’s first outdoor rooftop spin studio.
While Star Boulevard is certain to fundamentally change the flow of foot traffic in the area with its upmarket features, the three Star Residences towers themselves host a range of exclusive amenities to meet and exceed the expectations of sophisticated local urbanites and global nomads alike.
The residential towers are equipped with double-height lobbies, private elevators, and expansive recreational decks with space amounting to 100,00 sq ft, or two football fields. Drawing design inspiration from the iconic W Hotel, the recreational decks provide residents with access to sky bars and private kitchens surrounded by manicured planters, living and ornamental water features, as well as pools for hydrotherapy and swimming.
As of October 2020, the 557 units of Residential Tower 1 (RT1) have been fully taken up following their launch in November 2013, and the 482 units of Residential Tower 2 (RT2), following a launch in 2016, have been almost completely bought out by an equal proportion of local and international buyers.
With RT1 units averaging around 650 sq ft and launched at around RM1,500 psf, an average 750 sq ft unit in RT2 launched at RM1,800 psf, and with the international serviced residence operator The Ascott Ltd slated to manage 353 of the 471 units in the third residential tower (RT3), prices at Star Development are expected to rise beyond the height of RM2,450 psf once the final tower is complete in mid-2021.
