These days Uber and Grabcar make getting to KTM, LRT and MRT stations a cinch. But nothing beats the convenience of living near to a feeder bus stop, or better still, within walking distance to one of the stations. So, we’ve picked out ten of the most outstanding residential properties within close proximity of transit stations, arranged in no particular order. Read on and enjoy!

1. At Your Doorstep

D’Sara Sentral, Sungai Buloh

Developed by the well-known Mah Sing, D’Sara Sentral is a mixed development with serviced residences and Small Office Versatile Office (SOVO) units. The serviced residence units start at modest prices and compact sizes of just over 300 sf, making D’Sara Sentral a great choice for young working professionals and budding families.

Not only is the development a short walk away from the Kampung Selamat MRT station (along the MRT Sungai Buloh-Kajang Line), it is also highly accessible via highways like Sprint Highway and Guthrie Corridor Expressway (GCE). But with the mixed development also consisting of lifestyle shops, there is a high chance that most of your daily needs will be right under your noses.

2. Matured Neighbourhood

TTDI Ascencia, TTDI

The high-rise, low-density TTDI Ascencia is linked to the TTDI MRT station by a covered walkway. Properties here do not come cheap, with per unit prices starting above the RM500K mark. Nevertheless, it is a good place for young working adults looking to establish a family in the middle-upper class neighbourhood.

There is also a sense of prestige living within a matured neighbourhood and associating oneself with the posh community in Taman Tun Dr Ismail. Facilities, while minimal, are aptly luxurious – an infinity pool, splash pool, elevated garden terrace and gym.

3. Rising Star

SqWhere, Sungai Buloh

Since its launch in 2016, SqWhere has been in demand for its diverse units to suit all kinds of household configurations. These units include a flexible dual-entry residence with a separate studio, great for those who would like to set up a home office.

Residents enjoy easy access to Small Office Versatile Office (SOVO) units and shop offices, making it a good place to start up a business while staying close to the family – ideal for modern young families. A 75-metre bridge gets you to the MRT station (Sungai Buloh-Putrajaya line), while there is a possibility that the upcoming High Speed Rail (HSR) to Singapore will link to the MRT line.

4. Connected Luxury

Anyaman Residence, Bandar Tasik Selatan

The Anyaman Residence’s units are dubbed semi-detached homes in the sky, giving you an idea of the low-density development’s grandeur. Apart from the usual amenities like swimming pool and gym, there is an open badminton court, while the playground incorporates a fun tree-house.

Despite the more upscale target market, Anyaman Residence’s units are surprisingly affordable. Situated near the Bandar Tasik Selatan transportation terminal for KTM, LRT and Express Rail Link (ERL) lines, they offer convenience for those who make regular trips to the city centre or the airport.

5. Amenities Galore

Tropicana Gardens, Surian

The Tropicana Gardens integrated development, by one of Malaysia’s eminent developers, encompasses residences, offices and retail components. If you are seeking for an abode that is competitively priced, yet has grand facilities and a good location, BayBerry Serviced Residence and Tropicana Dianthus are promising properties.

Each of them are endowed with a wide range of facilities like a half-basketball court, putting green, pool lounge, garden jacuzzi, playfield and hammock pool. Built-up sizes of residential units within these two developments start from about 600 sf. Due to Tropicana Gardens’ high-end standing and upper-middle class community, it is also great for those seeking for upward mobility in their social status.

6. Mass Appeal

I Residence, Kota Damansara

Unlike some of the properties in this list that are newly launched or were marketed with their proximity to transit stations as the main draw, I Residence was completed in 2013, several years before the Kota Damansara MRT station opened about 5 minutes away.

Although units here, ranging from studios of about 579 sf to larger 3-bedroom units of slightly over 1,000 sf, are built on commercial leasehold land, the property still remains an appealing residence. This is no doubt because of its position near the commercial centre, and the Kota Damansara station, one of the most popular along the new MRT line.

7. Urban Threshold

South View, Bangsar South

The high density of the serviced apartment is counterbalanced by its freehold status, a rarity among properties of similar stature in Bangsar South, and its 10-minute walking distance to the KL Gateway-Universiti LRT station. A Line 3 LRT station will also be available close by in the future.

Other than that, South View is ideally located at the meeting point between the city centre and the surrounding satellite towns, giving residents abundant options of lifestyle amenities and workplaces. With prices that are comparatively lower than those in Bangsar South’s Pantai Sentral Park, this property is definitely worth taking a look at.

8. Frequent Flyers

The Olive, Sunsuria City

Located in Salak Tinggi, Putrajaya South, Sunsuria City’s biggest claim to fame currently is its Xiamen University Malaysia campus. The Olive is known as the first residential property in this huge development. From here, residents can access the Express Rail Link (ERL) station, which is just about 10 minutes away from the Kuala Lumpur International Airport – great for people who travel often by air.

At this moment, the RM10 billion 525-acre Sunsuria City freehold integrated development is far from completion (though The Olive has launched its final phase in early 2017). But even if it is not near the Kuala Lumpur city centre, it has potential for student rentals. As the township matures and the commercial component becomes more established, property values will almost surely appreciate.

9. Renters’ Haven

Eve Suite, Ara Damansara

While Eve Suite is located in the suburbs of Klang Valley rather than central Kuala Lumpur, over the years it has built up a demand for itself among the working class, particularly for its smaller units starting at about 680 sf. Joined to the Lembah Subang LRT by a walkway, and with shuttle buses passing by from the Dana 1 Commercial Centre in Ara Damansara, it has considerably good connectivity.

Within the freehold property itself, there is an expansive choice of facilities that allows busy residents to unwind out of work like a 50-metre lap pool, gymnasium, yoga/aerobic room and a botanical garden, plus shop lots right below the residences. Numerous food stalls can also be found nearby.

10. International Class

Arte Mont Kiara, Mont Kiara

Part of the massive 75.5-acre KL Metropolis development, the residence is situated in the midst of esteemed neighbourhoods like Sri Hartamas and Mont Kiara. International firms – experts in their respective fields – are involved in the building’s construction, lending it an extra touch of prestige.

If you don’t mind the commercial leasehold title and high density, homes here can be considered for investment. This is especially due to the adjacent MRT station, offices and the upcoming largest convention centre in Southeast Asia. Other than local working professionals, the population here is likely to consist of expats, with units of 440 to 1,100 sf and various international schools around.


Due to safety and rising living costs, proximity to transit stations is an important factor in selecting a property. This could be for an easy, safe and traffic jam-free alternative to driving, or to ensure the appeal of your property to renters – and not to mention, the proximity does wonders for a property’s long-term value as well.

I do hope that other states such as Johor, Penang or Melaka will have MRT services to complement its public transport system.

I only foresee MRT connection between Singapore to Johor immigration checkpoint...

I think Penang or Melaka probably needs to consider to build MRT now.
